BACKGROUND <br /> On September 3, 2013, City Council approved PUD-96, an application by Pleasanton <br /> Gateway LLC to subdivide a parcel located at 1600 Valley Avenue into 109 lots, <br /> including 97 lots for single-family detached homes, and one lot for 210 apartment units. <br /> The application also included 10 lots for community use (club house, open space, <br /> sidewalk, community garden, etc.), and one lot for a shared driveway. <br /> On September 11, 2013, the Planning Commission approved an application by <br /> Pleasanton Gateway LLC for Vesting Tentative Map, Tract 8147, to subdivide the <br /> property into 109 lots in accordance with the PUD plans. <br /> The Engineering staff, Planning staff, and the City Attorney's Office have reviewed the <br /> Final Map, Improvement Plans, and other legal documents for Tract 8147. The <br /> developer has prepared the required disclosure deeds and maintenance agreement. All <br /> submittals are in substantial conformance with the approved Tentative Map. <br /> Development fees have been paid, and the signed Subdivision Agreement has been <br /> submitted. <br /> DISCUSSION <br /> Proposed Improvements <br /> The development proposes the addition of Plymouth Avenue, a public street running in <br /> a westerly direction from Valley Avenue, connecting to Brookline Loop and Township <br /> Circle as shown in the attached exhibit. <br /> Brookline Loop provides access to residential lots; connects to public streets, Lexington <br /> Lane on north side and Freeman Lane on the south side; and connects to private <br /> streets, Quincy Court, Watertown Way, Chestnut Hill Way, Hammond Pond Way, Stow <br /> Place, Plainfield Court, and Amherst Terrace on north side of the project, and Newbury <br /> Court, Shutesbury Way, Plum Terrace and Long Meadow Court on the south side of the <br /> project. <br /> Township Circle connects Plymouth Avenue on the east side, Lexington Lane on the <br /> north side, Freeman Lane on the south side, and Brookline Loop on the west side. It <br /> also provides access to Club House drive in the center of the project within Lot A. <br /> The project will install charging stations for charging the electric vehicles along the <br /> inside perimeter of Township Square. <br /> The sanitary sewer main, storm drain system, and water main serving this project will be <br /> maintained and operated by the City. The water and sewer laterals and the private <br /> driveways will be the responsibility of each property owner and the maintenance <br /> association. <br /> Page 2 of 3 <br />
