THE CITY OF • <br /> 8 CITY COUNCIL AGENDA REPORT <br /> p L£ASANT ONe <br /> July 15, 2014 <br /> Community Development <br /> Engineering Division <br /> TITLE: APPROVE THE FINAL MAP, IMPROVEMENT PLANS AND SUBDIVISION <br /> AGREEMENT FOR TRACT 8147 (TOWNSHIP SQUARE) <br /> SUMMARY <br /> Tract 8147 creates 97 single-family detached residential lots and 210 apartment units at <br /> 1600 Valley Avenue. The property is located south of Bernal Avenue and Pleasanton <br /> Gateway Shopping center, west of Valley Avenue, and east of Hwy 680 as shown on <br /> the attached vicinity map. Staff has reviewed the Final Map and Improvement plans and <br /> has found them to be in substantial conformance with the approved Tentative Map. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On September 11, 2013, the Planning Commission approved an application by <br /> Pleasanton Gateway LLC for Vesting Tentative Map, Tract 8147, to subdivide the <br /> property located at 1600 Valley Avenue into one 109 lots, including 97 lots for single- <br /> family detached homes, and one lot for two hundred ten apartment units. It also <br /> includes ten lots for community use (club house, open space, sidewalk, community <br /> garden, etc.) and one lot for a driveway to be shared with existing development on the <br /> north side. <br /> RECOMMENDATION <br /> 1. Approve the Improvement Plans and Final Map for Tract 8147 (Township Square). <br /> 2. Authorize the City Manager to execute the Subdivision Agreement for this <br /> development. <br /> 3. Accept all parcels of land and easements offered for dedication on the Final Map. <br /> FINANCIAL STATEMENT <br /> Revenue from increased property and sales taxes as well as development fees are <br /> anticipated to cover the increased cost to provide public services and maintain public <br /> infrastructure. The developer is responsible for the cost of constructing the public <br /> improvements related to the project. <br />
