3) Storm drainage system: a private on-site storm drain system meeting the 100 year flood criteria of both the City and the ACFCD. 4) A schematic on-site utilities system indicating P.G.&E., Pacific Telephone, etc. in a joint trench configuration within or adjacent to interior roadways. 3. That the developer process a minor subdivision and have a parcel map and final map reviewed, approved and recorded. 4. That the developer dedicate to the City any required public service easements needed for maintenance of utility systems or emergency or public service access. 5. That the developer submit a building permit survey and a site development plan in accordance with the Survey Ordinance (Article 3, Chapter 3, Title II) and that these plans be approved by the City Engineer prior to issuance of a building permit. 6. That the site development p~an include all required information to design and construct site, grading', paving, and drainage. 7. That the paving sections for the parking and drive areas be designed on the basis of an R-Value Test and a Traffic Index to carry the anticipated traffic loads. This design shall be subject to the approval of the City Engineer. The minimum paving section. shall be 2" A.C. on 6" A.B. The minimum A.C. pavement. slope shall be 1%. 8. That all utilities required to serve this development be installed underground. 9. That the developer install street frontage improve- ments on Old Hopyard Road per ordinance and to the satisfaction of the City Engineerat any time in the development process of the 6.1 ac. parcel (including the Buttercup site) deemed necessary by the City. These improvements shall include but not necessarily limited to: grading, curb and gutters, sidewalk, paving, storm drains, sanitary sewer, water facilities, street lighting, underground utilities and traffic control devices. 10. That the developer's contractor obtain an encroachment permit from the City prior to construction.
