EXHIBIT A - CONDITIONS OF APPROVAL ATTACHED TO .PUD-79-12 <br /> <br />1. That the development be substantially as shown on the <br /> development plan, Exhibit A, on file with the Planning <br /> Division except that one parking space be eliminated <br /> in the northern parking area and that space utilized <br /> to create two separate small planters evenly spaced <br /> in that parking area and that each planter contain' <br /> at least one tree; and that the two planters shown at <br /> the southwestern and southeastern corners of the pro-. <br /> perty be extended in length to the southern property <br /> line. <br /> <br />2. That the developer submit a circulation and utilities <br /> master plan for the entire 6.1 acre parcel prior to <br /> issuance of a building permit for the Buttercup <br /> restaurant and that the master plan contain at least <br /> the following information: <br /> <br /> a', A circulation plan showing'the primary access <br /> for the 6.1 ac. site from Old Hopyard Road, <br /> the on-site circulation pattern and showing the <br /> driveways through the Burger King/Grace property <br /> as minor 'connections between adjacent developments. <br /> <br /> b. A coordinated overall utilities plan with the <br /> following systems designed to the satisfaction <br /> of the City Engineer prior to their construction: <br /> <br /> 1) Water system: a looped 8" main with <br /> provisions for on-site fire hydrants. <br /> This system will be publicly maintained <br /> within a P.S.E. <br /> <br /> 2) Sanitary sewers: a private on-site sewer' <br /> system. <br /> <br /> IIII <br /> <br /> <br />
