The exterior of <br /> the second floor of the building will be rooftop parking for service vehicles. <br /> • Ramp, Car Wash, Equipment Storage, and Trash Enclosure: The proposed <br /> car wash, equipment, storage, and trash enclosure is detached from the sales <br /> and service building, but a ramp on the second floor of this building provides <br /> access to the rooftop parking area of the sales and service building. <br /> • Design and Architecture: The design and architecture of the proposed <br /> showroom and service facility incorporates current Lexus corporate standards. <br /> Color renderings and elevations are part of the project plans, Exhibit B, and are <br /> attached to this staff report. A color and materials board will be available at the <br /> hearing for the City Council's review. <br /> PLANNING COMMISSION ACTION <br /> The Planning Commission held a public hearing on April 23, 2014, to review the <br /> proposed project. As noted in the meeting minutes, the project was approved by a 4-0 <br /> vote. <br /> DISCUSSION <br /> The attached Planning Commission staff report (Attachment 4) presents a more <br /> thorough discussion of the project, including: General Plan conformity, zoning and <br /> uses, site plan, floor-area-ratio, building height, landscaping, building design, fire <br /> department access, parking and circulation, noise, grading and drainage, lighting, <br /> Green Building, and the conformity with the Climate Action Plan. <br /> PUD FINDINGS <br /> Please refer to pages 18-20 of the attached Planning Commission staff report for a <br /> discussion of the considerations needed to approve the proposed PUD development <br /> plan. <br /> PUBLIC NOTICE <br /> Notice of the proposed project and related City Council public hearing was sent to all <br /> property owners in Pleasanton that are within 1,000 feet of the subject site (the noticing <br /> area is depicted on the noticing maps attached to this report as Attachment 4, Exhibit <br /> E), and was also published in the local newspaper.
