101. All service operations involving fluid changes must occur indoors; all fluids shall <br /> be disposed of in an appropriate manner and shall not be placed in the storm <br /> drain or sanitary sewer but shall drain to a sump. <br /> 102. Improvement plans submitted to the Building and Safety Division shall show the <br /> fuel dispensing area covered with a canopy. Canopy downspouts shall be <br /> routed to prevent drainage flow across the fuel dispensing area. Drainage <br /> under a canopy shall drain toward the center. The drain shall connect to the <br /> sanitary sewer and shall have an oil/sand filter or other measure as approved by <br /> the City Engineer. Fuel dispensing areas shall be located on concrete surfaces <br /> which extend at least eight feet (8'0") from the face of the fuel dispenser and at <br /> least four feet (4'0") from the nose of the pump island. The surface must be <br /> graded and constructed to prevent drainage flow across the fueling areas. The <br /> fuel dispensing area shall be dry swept routinely, and dispensing equipment shall <br /> be inspected routinely for proper functioning and leak prevention. The facility <br /> shall have a spill clean-up plan approved by the Fire Department. <br /> Traffic Division <br /> 103. Car-carrier delivery trucks shall access the site through the intersection of 1-580 <br /> at El Charro Road southbound to Stoneridge Drive. The property owner and/or <br /> business operator shall inform each delivery company or party delivering to the <br /> site that its drivers are not to use Stoneridge Drive west of the project entry drive <br /> when accessing or leaving the subject site. <br /> 104. All truck deliveries, loading, and unloading shall take place on the subject <br /> property (and not on any public streets). Said delivery, loading/unloading areas <br /> must be shown on the plan check plans submitted to the Building and Safety <br /> Division. <br /> 105. Plan check plans submitted to the Building and Safety Division shall include a <br /> plan showing the truck turning path through the project site for the car-carrier <br /> delivery trucks, subject to the review and approval by the City Traffic Engineer. <br /> 106. Unless otherwise approved by the Director of Community Development, project <br /> sidewalks shall be 5-feet wide and separated from the roadway by landscaping. <br /> 107. The project applicant shall provide stop signs at the northern "end" of the entry <br /> drive. Plan check plans submitted to the Building and Safety Division shall show <br /> a stop sign provided in the median and on the right-hand side of the roadway; <br /> final locations are subject to the review and approval by the City Traffic Engineer. <br /> 108. The project applicant shall make any needed modifications to the traffic signal at <br /> the intersection of Stoneridge Drive and the project driveway to fully facilitate <br /> movements in and out of the project, as determined by the City Traffic Engineer. <br /> This shall include the turning of the signal heads for proper alignment for the <br /> PUD-98, CarMax Auto Superstores Page 21 <br />
