EXHIBIT A TO <br /> OPd31 NANC E <br /> NO. 914 <br /> <br /> CONDITIONS OF APPROVAL OF PUD-79-11 <br /> <br />1. That the development be substantially as shown on the development <br /> plan, Exhibit A, on file with the Planning Division. <br /> <br />2. That a detailed landscape plan of all areas to be landscaped by <br /> the developer be submitted to the Planning staff for approval <br /> prior to consideration of a tentative map on the subject property. <br /> <br />3. That the minimum depth of level back yard area for any lot be 20 ft. <br /> <br />4. That conceptual elevations or final elevationsof all sides of the <br /> houses to be constructed on the property shall be approved by the <br /> Planning Commission prior to approval of the final subdivision map. <br /> <br />5. That all perimeter fencing, especially the fencing along Pico Avenue, <br /> shall be approved by the Planning Commission prior to final map <br /> approval, there shall be no fencing higher than 4 feet on the prop- <br /> erty lineSadjacent to the properties abutting on Angela Street and <br /> Mirador Drive. <br /> <br />6. That the applicant submit a house siting plan for approval by the <br /> Planning Commission prior to final map approval. Said plan to <br /> also show the height of proposed houses. <br /> <br />7. That all heritage size trees on the subject property be preserved <br /> in a healthy state. The method of preserving trees during con- <br /> struction shall be approved by the staff prior to grading, but in <br /> no event shall the grading come within 5 ft. of the dripline of the <br /> trees. <br /> <br />8. That the zoning regulations for this development shall be those of <br /> the R-l-10,000 District. <br /> <br /> 9. That Pico Avenue shall be constructed at least as a half-street <br /> from First Street to the eastern boundary line of the subject <br /> property in conjunction with the development of the subject site. <br /> The Pico Avenue right of way along the frontage of the subject <br /> property shall be 84 feet. <br /> <br />10. That the design, engineering and construction of the First Street- <br /> Pico Avenue intersection and Pico Avenue from First Street to the <br /> eastern boundary line of the subject property shall be subject to <br /> the approval of the City Engineer, and accomplished without cost <br /> to the City or the school district. All damage to school property <br /> shall be restored by the developer. <br /> <br />11. That conditions relating to grading, drainage, dust control, erosion <br /> control, street widths, street improvements, location of utilities, <br /> etc. shall be considered at time of submittal of the tentative map <br /> on the subject property. <br /> <br />12. That Pico Avenue be aligned to minimize grading and save as many <br /> trees along the route as possible. <br /> <br />13. That the developer be aware that a study will be carried out to <br /> determine the need to signalize the intersection of First Street <br /> <br /> <br />
