11. That the staff request that the public report of the California <br /> Real Estate Commissioner contain a warning as to the current <br /> unavailability of sewer connections- <br />12. That the developer be advised that the property is located <br /> in the Dublin-San Ramon Services District sewage treatment area <br /> and the availability of sewer connections to the DSRSD plant are <br /> subject to an agreement dated November 8, 1972 which establishes <br /> priority listings for sewer connections. A copy of the above <br /> agreement can be obtained from the City Administrative offices. <br /> That the developer be informed that sufficient sewer connections <br /> are not now available to serve the subject property, that the <br /> time schedule when service would become available is uncertain <br /> (if ever), and that a building permit cannot be issued for <br /> construction on the property until sewage treatment capacity is <br /> available, <br /> <br /> 13. That there shall be no septic tanks on the site under any. con- <br /> ditions. <br /> <br /> 14. That the proposed roadway shall have a width of not less than <br /> 22 ft. of paved surface capable of being utilized by emergency <br /> vehicles with normal traffic lanes being a minimum of 20 ft. <br /> in width; that it shall have a minimum overhead clearance of <br /> 13 ft. 6 in., this clearance to be maintained for the full <br /> 22 ft. width of the roadway; that it shall have no more than a <br /> 20% grade; that every reasonable effort shall be made to keep <br /> length of 20% grade sections to a minimum; and that the road <br /> shall be engineered in a manner that allows for the safe ingress <br /> and egress of emergency apparatus utilized by the City as deter- <br /> mined by the Fire Chief and City Engineer- <br /> <br /> 15. That a fire retardant,:buffer 10 ft. in width shall be provided <br /> along the length of b6th sides of the roadway and be engineered <br /> and landscaped in such a way as to minimize erosion to a level <br /> acceptable to the City Engineer- <br /> <br /> 16. That runaway vehicle turnouts shall be provided on Longview Lane <br /> and shall be designed with'the concurrence and approval of the <br /> City Engineer and Fire Chief. <br /> <br /> 17. That the applicant shall install "No Parking" signs along the <br /> length of Longview Lane as determined by the appropriate City <br /> staff member; the City shall be authorized to enforce all state <br /> and local traffic ordinances on that street- <br /> 18. That all utilities shall be underground throughout the development- <br /> <br /> 19. That street lighting and common area lighting shall be provided by <br /> the developer and shall be designed to minimize intrusion of <br /> hillside lighting to the valley floor as concurred with by the <br /> City Planning Division. <br /> <br /> -2- <br /> <br /> <br />
