EXHIBIT A #PUD-78-1 CONDITIONS OF APPROVAL <br /> <br />1. That the development be substantially as shown on the Development <br /> Plan, Exhibit A, on file with the Planning Division except as <br /> modified by the conditions of this approval. <br /> <br />2. That a lot specific geotechnical investigation shall be undertaken <br /> by the applicant addressing each proposed lot; containing recom- <br /> mendations as to the location of all buildings and certifying <br /> the existence of a building site on each lot proposed. This <br /> investigation shall be done by a state licensed geologist or <br /> geologic engineer and completed prior to filing a tentative map <br /> on the subject property. <br /> <br />3. That should any proposed lot not have a buildable site, such lot <br /> shall not be shown on the tentative map as a separate parcel but <br /> shall be included in the open space lands or be added to neigh- <br /> boring parcels. <br /> <br /> 4. That the developer be aware that the exact design details-.of the <br /> roads and all utilities will be determined at the time of the <br /> consideration of the tentative and final subdivision maps and that <br /> the design of the roads and location of utilities, driveways, etc. <br /> may change at that time. <br /> <br /> 5. That if grading practices are required on a lot in order to <br /> create a building site which are contrary to the purposes of the <br /> HPD District, as determined by City staff, the applicant shall <br /> submit a revised development plan for approval by the Planning <br /> Commission and City Council. <br /> <br /> 6. That a lot specific soils investigation and report shall be <br /> completed by a state licensed geologist, geologic engineer <br /> or soils engineer and approved by the Building Division prior <br /> to issuance of a building permit. Both the soils report and <br /> the geologic report mentioned in #2 above shall be used to <br /> govern how the structures will be constructed on the sites. <br /> <br /> 7. That no improvement activities including, but not limited to <br /> grading, construction, tree removal or site preparation shall <br /> be initiated until all proper permits are obtained. <br /> <br /> 8. That all existing geological and soils reports (i.e., Moore/Tabor; <br /> Burkland and Associates; and Gribaldo, et al) be recorded with <br /> the Alameda County Recorder and that all site or lot specific <br /> surveys be recorded against each parcel when completed. <br /> <br /> 9. That each prospective buyer be provided with a complete copy of <br /> the environmental impact report, including all appendices. <br /> <br /> 10. That the staff request the California Real Estate Commissioner to <br /> include in his report on the subdivision a statement as to the <br /> potential geological problems and a statement as to the recording <br /> of the documents listed in condition 8 above. <br /> <br /> EXHIBIT <br /> <br /> <br />
