20. That the deed restrictions for each lot indicate to potential. <br /> buyers the responsibility of the owners for maintenance and <br /> repair of all common areas, roadways and private utility and <br /> service systems. <br /> <br />21. That the fire hydrant and water system be designed to provide a <br /> water flow of 1500 gpm. <br /> <br />22. That the fire hydrants and other fire department connections shall <br /> be located as directed by the City Fire Chief. <br /> <br />23. That the location of all buildings shall be such that the farthest <br /> exterior wall of a structure shall be within 150 feet of appropri- <br /> ately designed access road or such alternate measures shall be taken <br /> to provide for fire suppression as determined by the Fire Chief. <br /> <br /> 24° That there be a 360° ladder access to all buildings in order to <br /> enhance fire fighting tactics unless this requirement is modified <br /> by the Fire Chief. <br /> <br /> 25. That 20 ft. wide fire retardant breaks be provided around all <br /> structures. <br /> <br /> 26. That all landscaping introduced into the development shall be <br /> of a fire retardant nature. <br /> 27. That all exterior roofing and siding shall be fire retardant- <br /> <br /> 28. That all residences shall be required to incorporate within their <br /> design a home sprinkler system and a products of combustion <br /> detection system as approved by the appropriate fire department <br /> staff member. Said system shall be connected to the Fire Depart- <br /> ment dispatch console and shall be maintained in working condition <br /> at all times and inspected annually. <br /> <br /> 29. That all landscaping complement the natural setting and limit the <br /> use of water for irrigation in order to minimize water saturation <br /> of the hillside- <br /> <br /> 30. That there shall be an alternate 10 ft. wide all weather paved <br /> surface emergency exit roadway from the upper vehicle turn around <br /> to existing Longview Drive, the location of which shall be approved <br /> by the staff. Said road shall be gated and used for emergency <br /> purposes only. <br /> <br /> 31. That the exterior design (including colors, building materials used, <br /> etc.) of all structures within the project area shall be approved <br /> by the Planning Division prior to issuance of building permits. <br /> <br /> 32. That all roadways and the water, sewer and storm drain facilities <br /> on the project site, shall be owned, maintained, repaired and <br /> operated by the Homeowners Association- <br /> <br /> -3- <br /> <br /> <br />
