That all wells and septic tanks on the property be <br /> properly sealed, filled and abandoned prior to the <br /> start of grading operations on the tract development. <br /> <br /> 17. That a final grading plan be submitted for approval <br /> by the City Engineer as part of the improvement <br /> plans for the development. <br /> <br /> 18. That developer be reminded that specific approval <br /> from the City will be required prior to removal of <br /> any heritage trees, and that perservation measures <br /> on the trees to be preserved will be required <br /> during tract and house development. <br /> <br /> 19. That in-lieu park dedication fees be collected by the <br /> City at the time of approval of the final map at the <br /> rate then in effect for the total number of lots in <br /> the final map, unless this obligation has previously <br /> been met. <br /> <br /> 20. That the developer's contractor obtain an encroachment <br /> permit from the City prior to the beginning of con- <br /> struction. <br /> <br /> 21. That the site be kept free from fire hazards from the <br /> start of construction to final inspection and that <br /> the Fire Department emergency number be provided <br /> adjacent to all telephones on the site. <br /> <br /> 22. That notice of the beginning of construction of the <br /> development be given to residents living on Arbor <br /> Drive and Crellin Road at least one week in advance <br /> of the start of earth moving activities. <br /> <br /> 23. That the haul route to the site be approved by City <br /> staff prior to construction. <br /> <br /> 24. That the following water conservation features be <br /> included in each home and the Cabana Club: a) low <br /> flush water closets; b) shower flow control heads; <br /> c) aerators in interior faucets; and d) insulation of <br /> hot water lines. <br /> <br /> 25. That all paved areas be designed on the basis of an <br /> R-Value test and a Traffic Index to carry. the anti- <br /> cipated traffic load. This design shall be subject <br /> to the approval of the City Engineer. <br /> <br /> 26. That all trees used in landscaping be a minimum of <br /> 15 gallons in size and all shrubs a minimum of 5 <br /> gallons. <br /> <br /> <br />
