Ordinance No. 879 Page 3 16. That all wells and septic tanks on the property be properly sealed, filled and abandoned prior to the start of grading operations on the tract development. 17. That a final grading plan be submitted for approval by the City Engineer as part of the improvement plans for the development. 18. That developer be reminded that specific approval from the City will be required prior to removal of any heritage trees, and that perservation measures on the trees to be preserved will be required during tract and house development. 19. That in-lieu park dedication fees be collected by the City at the time of approval of the final map at the rate then in effect for the total number of lots in the final map, unless this obligation has previously been met. 20. That the developer's contractor obtain an encroachment permit from the City prior to the beginning of con- struction. 21. That the site be kept free from fire hazards from the start of construction to final inspection and that the Fire Department emergency number be provided adjacent to all telephones on the site. 22. That notice of the beginning of construction of the development be given to residents living on Arbor Drive and Crellin Road at least one week in advance of the start of earth moving activities. 23. That the haul route to the site be approved by City staff prior to construction. 24. That the following water conservation features be included in each home and the Cabana Club: a) low flush water closets; b) shower flow control heads; c) aerators in interior faucets; and d) insulation of hot water lines. 25. That all paved areas be designed on the basis of an R-Value test and a Traffic Index to carry. the anti- cipated traffic load. This design shall be subject to the approval of the City Engineer. 26. That all trees used in landscaping be a minimum of 15 gallons in size and all shrubs a minimum of 5 gallons.
