Ordinance No. 879 ~' <br /> Page 4 <br /> <br /> 27. That the applicant enter into an agreement with the ~ <br /> City approved by the City Attorney which guarantees <br /> that all landscaping included in the project will be <br /> maintained in a healthful, attractive and weedfree <br /> manner. Said agreement shall run with the land for <br /> the duration of the existence of the structures <br /> located on the subject property. <br /> <br /> 28. That any damage to street improvements now existing <br /> or done during construction on the subject property <br /> be repaired at full expense to the developer. <br /> <br /> 29. That all structures be sited as shown on the plot <br /> map, Exhibit B, on file with the Planning Division. <br /> <br /> 30. That except for lot size and siting as shown on <br /> Exhibit B, the zoning regulations for this develop- <br /> ment shall be those of the R-1-6500 District. <br /> <br /> 31. That the developer be aware that the project is subject <br /> to the Residential Allocation Program of the City of <br /> Pleasanton and that no building permits can be issued <br /> prior to allocation having been granted under the RAP. <br /> <br /> 32. That the developer be aware that this project will <br /> be subject to additional requirements under the Fire <br /> Code and should contact the Fire Marshal for further " <br /> information. <br /> <br /> 33. That the developer construct full half street improve- <br /> ments and additional partial improvements along the <br /> frontage of his property on Crellin Road and on Arbor <br /> Drive adjacent to the park site and the school district <br /> site to provide an 8' parking lane, a 12' through lane <br /> eastbound, a 12' through lane westbound, and a 2' paved <br /> shoulder with an A.C. berm. The 2' shoulder and A.C. <br /> berm may be temporary improvements. <br /> <br /> 34. That the developer design and construct street improve- <br /> ments to the satisfaction of the City Engineer to <br /> provide safe access from the end of existing Crellin <br /> Road to the developers subject site. That this access <br /> be a minimum of two twelve foot lanes with shoulder <br /> and provisions for drainage. <br /> <br /> 35. That the developer provide an offer of dedication to <br /> the City for future street right-of-way purposes for <br /> the extension of Arbor Drive to the east property line <br /> of the subject development. <br /> <br />Section 2. This ordinance shall be effective thirty (30) days after <br /> the date of its final passage and adoption. ~ <br /> <br /> <br />
