Significant issues addressed in the MND prepared for the <br /> mixed-use project at the 2.1-acre site included access, land use compatibility with adjoining land uses and <br /> noise. <br /> Sundance Subdivision, Pilot Hill,CA. Project manager for the preparation of the IS/MND for the Sundance <br /> Subdivision which includes a zone change from agricultural to estate residential,tentative subdivision map to <br /> create 28 lots, and special use permit application to authorize the gating of the project's secondary access at <br /> the 298-acre site. Key issues addressed in the MND include impacts to gabbroic northern mixed chaparral, <br /> oak tree canopy,and jurisdictional wetlands. <br /> Thousand Oaks Estates,Unit No.3,Shingle Springs,CA. Project manager for the preparation of the IS/MND <br /> for a tentative subdivision map to create two lots ranging in size from 1.22 to 7.18 acres at a 8.4-acre project <br /> site. Site constraints addressed within the MND included protection of 123 federal-endangered El Dorado <br /> bedstraw plants and avoidance of disturbance to jurisdictional wetlands. <br /> Le Caille Estates,Shingle Springs,CA. Project manager for the preparation of the IS/MND for Le Caille <br /> Estates which consisted of a zone change from Estate Residential (RE-10)to One-Acre Residential (R1A)and a <br /> tentative subdivision map application to create 24 lots at the 36.51-acre project site. The project also <br /> included annexation into the El Dorado Irrigation District to receive water service. Issues addressed included <br /> air quality, potential impacts to two federal endangered plant species found at the subject site,jurisdictional <br /> wetlands, noise, and traffic. <br /> Gold Ridge Estates, Pollock Pines,CA. Project manager for the preparation of the IS/MND for Gold Ridge <br /> Estates which included a development plan and tentative subdivision map application to create 15 lots ranging <br /> in size from 0.49 acres to 1.40 acres at a 21-acre site. The development plan also featured one 7-acre open <br /> space lot. <br /> Vacaville Grocery Store Project,Vacaville,CA. Assistant Project Manager for the preparation of the IS/MND <br /> for the Vacaville Grocery Store project which consists of a conditional use permit to authorize the re-use of an <br /> existing 54,000 square foot vacant building,formerly leased to SavMax until April 2007, as a grocery store. <br /> Significant issues to be addressed in the MND being prepared for the 10-acre project site include aesthetics, <br /> air quality, and traffic. <br /> 25 Park Place Project, Fresno,CA. Jason is participating in the preparation of the IS/MND for the 25 Park <br /> Place project which consists of a conditional use permit to authorize 234,723 square-feet of commercial office <br /> space in a building that would be approximately 146 feet tall. Significant issues to be addressed in the MND <br /> being prepared for the 7.91-acre project site include aesthetics, air quality, and traffic. <br /> Napa Junction Phase ill,American Canyon,CA. Assistant Project Manager for the preparation of the EIR for <br /> the Napa Junction Phase III project which includes a general plan amendment and zone change from industrial <br /> to community commercial, design permit for 143,500 square-feet of retail and commercial floor space, <br /> conditional use permit for a family style restaurant, and a commercial tentative parcel map application to <br /> create four parcels and a remainder parcel on the 17-acre project site. <br /> Foster Farms, Merced,CA. Jason is participating in the preparation of the IS/MND for the Foster Farms <br /> project which consists of a conditional use permit to replace 12 existing chicken grow houses with eight new <br /> modern grow houses and four accessory buildings at an existing chicken ranch.
