That approval for the number, type and location of fire <br /> hydrants be withheld pending final design review by <br /> the Fire Marshal, and final review by the City Engineer. <br /> <br /> 25. That approval of the sanitary sewer system be ~ithheld <br /> pending final design and until the developer has demonstrated <br /> to the satisfaction of the City Engineer that the proposed <br /> system is adequate, connects to an approved point of <br /> discharge, and meets both the immediate and long range <br /> requirements. of the sanitary sewer system in this and all <br /> tributary areas. <br /> <br /> 26. That a separate sanitary sewer lateral be provided to each <br /> lot of record within the development unless otherwise <br /> approved by the City Engineer. <br /> <br /> 27. That approval of the storm drainage system be withheld <br /> pending final design a~d until the developer has demonstrated <br /> to the satisfaction of the City Engineer that the system is <br /> adequate, connects to an approved point of discharge, meets <br /> any and all applicable requirements of the Alameda Flood <br /> Control' District, meets any and all applicable requirements <br /> of the Federal Emergency Management Flood Hazard Program, <br /> and meets the immediate and long range requirements of this <br /> deve, lopment and all upstream areas intended to be drained <br /> through this tract. <br /> <br /> 28. That electric power distribution, gas distribution, communi- <br /> cation service, and any required alarm systems be installed <br /> underground in a joint utility trench unless otherwise <br /> specifically approved by the City Engineer. <br /> <br /> 29. That the developer be responsible for the installation of <br /> the street lighting system within the development. That <br /> the number and location of street lights shall be as <br /> determined by the City Engineer. <br /> <br /> 30. That the developer Submit a landscape plan as Dart of the <br /> tentative map submittal. This plan should include a street <br /> tree planting plan;landscape plans for medians, buffer <br /> strips, and any right-of-way landscape areas. <br /> <br /> 31. That the owners dedicate to the City the lands between the <br /> freeway and the parallel subdivision street, approximately <br /> 1.75 acres, to be part of a public linear park adjacent to <br /> the freeway. <br /> <br /> -4- <br /> <br />J <br /> <br /> <br />
