13. That the developer will make an irrevocable offer of <br /> dedication for the Foothill Road right-of-way to accom- <br /> modate four travel lanes, it being understood that <br /> until the dedication is accepted, the land will be <br /> part of the adjacent lots and under the control and <br /> maintenance of the owners thereof. <br /> <br /> 14. That the developer secure approval from the Planning <br /> Director for all proposed street names prior to submittal <br /> of the final map. <br /> <br /> 15. That vertical P.C.C. curbs and gutters be constructed <br /> within this development and that the curb and gutter <br /> be poured monolithically with the sidewalk when the <br /> sidewalk is adjacent. <br /> <br /> 16. That a grading and drainage plan, supporting information <br /> and design criteria be submitted as part of thetentative <br /> map submittal for the development. <br /> <br /> 17. That the minimum grade for gutter flowlines in public <br /> streets be set at 1.0% unless otherwise approved by the <br /> City Engineer. Grades less than 1.0% dozen to 0.5% shall <br /> require special approval, submittal of as-built grade <br /> sheets, and controlled flow testing. <br /> <br /> 18. That all existing wells, septic tanks or holding tanks <br /> on the site be properly sealed, filled and abandoned prior <br /> to the start of grading operations unless Zone 7 retains <br /> specific wells for observation wells, or special approval <br /> is obtained from the City Engineer for temporary use of an <br /> existing well for construction water. <br /> <br />19. That the haul route for all materials to and from this <br /> development be approved by the City Engineer and stated <br /> on the tentative map. <br /> <br />20. That the developer incorporate a preliminary erosion and <br /> sedimentation control plan as par[ of the tentative map <br /> submittal. ' <br /> <br />21. That storm drainage swales, gutters, inlets, outfalls and <br /> channels not within the area of a dedicated public street <br /> or public service easement be privately maintained by the <br /> property owners or through an association approved by the <br /> City. <br /> <br />22. That approval of the water supply and distribution system <br /> be x~ithbeld pending final design and until the developer <br /> has demonstrated to the satisfaction of the City Engineer <br /> that the proposed system meets both the immediate and long <br /> range requirements for supplying water in this area. <br /> <br /> -3- <br /> <br /> <br />
