32. That the developer improve thel~75 acre linear park with <br /> a bike trail, trees and natural ground cover in accordance <br /> with a conceptual plan to be reviewed and approved by the <br /> City' at the time of the approval of the tentative map. <br /> <br />33. That the land for the linear park will be dedicated as <br /> part of the first phase of development of the land. <br /> The improvements, however, may be implemented in subsequent <br /> phases, consistent with the construction of the entire <br /> project. <br /> <br />34. That the developer as a part of the first'phase improvements, <br /> design and construct interim Foothill Road improvements to <br /> the satisfaction of the City Engineer and generally as sho~ <br /> in the proposed conceptual plan dated April 1981 (Exhibit D3 <br /> and D4 of staff report to plannin~ commission.dated July 15 <br /> 1981). <br /> <br />35. That the 60 foot wide residential collector street shall be' <br /> as follows: <br /> <br /> a) For the section west of Quail Run - forth feet (40') <br /> of structural pavement from curb to curb consisting <br /> of an 8 ft. parking lane, a 12 ft. through lane, a <br /> 12 ft. through lane in the opposite direction, and <br /> an 8 ft. parking lane. <br /> <br /> b) For the section east of Quail Run - thirty-siX feet <br /> of structural pavement from curb to curb consisting <br /> of two 8 ft. parking lanes, and two 10 ft. travel <br /> lanes. <br /> <br /> c) A 5 ft. sidewalk will be placed along one side <br /> .(northerly) for the entire length of the street. <br /> <br />36. That the minor residential streets shall be as follows: <br /> <br /> a) Quail Run shall be a 46 ft. wide right-of-way with <br /> 36 ft. of structural pavement accommodating two 8 ft. <br /> parking lanes and two 10 ft. travel lanes. <br /> <br /> b) The cul-de-sacs shall maintain 42 ft. of right-of-wa~ <br /> with 32 ft. of improvements from curb to curb. <br /> <br /> c) There shall be no sidewalks. <br /> <br /> -5- <br /> <br /> <br />
