i. For lots 1 through 10 and 64 through 67, rear and <br /> side fences in excess of 42 in. shall be limited <br /> to rail fences, welded wire mesh on redwood fence <br /> post and rails, or hedges. <br /> <br />3. That a detailed soils engineering study of the site shall <br /> be conducted in conjunction with improvement plan approval. <br /> <br />4. That since part of the property is in a flood zone as defined by <br /> the Federal Insurance Administration, all'actions necessary <br /> to comply with the National Flood Insurance Act of 1968 <br /> shall be complied with in conjunction with the development <br /> of the subject property. <br /> <br />5. That prior to submittal of a tentative map, the developer <br /> shall submit a proposal detailing how he will attenuate <br /> noise from 1-680; for lots 28, 46 - 49, and 81. This plan <br /> shall be approved by the City staff prior to tentative <br /> map approval. <br /> <br />6. That the developer acknowledge that the City of Pleasanton <br /> does not.guarantee the availability of sufficient sewer <br /> capacity to serve this development by approval of this <br /> project and that the developer agrees and acknowledges <br /> that building permits may be withheld if sewer capacity <br /> is found by the City not to be available. <br /> <br /> 7. That any existing assessments which.the property <br /> may be subject to shall be cleared prior to approval <br /> of the final map or the developer will cause a segregation <br /> to be completed in conjunction with the final map. <br /> <br /> 8. That approval of the design for the line, grade and <br /> structural sections of the streets serving this development <br /> shall be withheld pending final design and review by the <br /> City Engineer. <br /> <br /> 9. That the developer dedicate to the City for street right-of-way <br /> purposes, those parcels of land that will be public streets <br /> which serve the lots of the subdivision. <br /> <br /> 10. That the developer be aware that this project will be <br /> subject to additional requirements under the Fire Code. <br /> The developer is requested to contact the Fire Prevention <br /> Bureau for this information. <br /> <br /> 11. That the following water conserving plumbing fixtures <br /> be installed in all homes: a) low flush water closets; <br /> b).shower flow control heads; c) aerators in interior <br /> faucets; and d) insulation of hot water lines. <br /> <br /> 12. That all dwelling units in the development shall be <br /> constructed to meet the latest P.G.&E. Energy Conservation <br /> Home Standards. <br /> <br /> -2- <br /> <br /> <br />
