EXHIBIT "A" <br /> <br /> CONDITIONS OF APPROVAL <br /> <br /> PUD-81-7 <br /> <br />1. That the development be substantially as shown on the <br /> revised development plan, Exhibit A on file with the <br /> Planning Division, except that one of the parcels in <br /> the tier of lots #29 through ~39 shall be removed and <br /> the remaining 10 lots in this area shall be proportion- <br /> ally widened. The total number of lots within the <br /> development shall be 80. <br /> <br />2. That the site development standards for case PUD~81-7 <br /> shall be as follows: <br /> <br /> a. That except as modified in this development'plan, <br /> all site development standards shall be in accord- <br /> ance with the R-I-20,000 zoning district. <br /> <br /> b. That all principal buildings have a minimum floor <br /> area of 1800 sqo ft. <br /> <br /> c. That the exterior colors of all buildings shall <br /> be earthtones approved by the Planning Division <br /> prior to issuance of building permits. <br /> <br /> d. That no homes with similar exterior elevations <br /> shall be adjacent to one another. <br /> <br /> e. That for all structures on lots 1 through 11 and <br /> 64 through 67 the following shall pertain: <br /> <br /> 1) The rear wall of a structure on a downhill lot <br /> (sloping downward from front to rear) shall <br /> exhibit more than one vertical plane and such <br /> planes shall be separated by at least 4 ft. <br /> <br /> 2) No substantial enclosed dead spaces under <br /> buildings shall be permitted on downhill lots. <br /> <br /> 3) Where substantial open spaces under buildings <br /> shall appear on the downhill side, stepped <br /> planters or other devices shall be employed <br /> to mitigate the visual impact thereof. <br /> <br /> f. All lots will maintain a minimum 25 ft. front yard <br /> except lots 2, 3, 64 and 14 through 16 ~vhere the <br /> front yard shall be at least 20 ft. <br /> <br /> g. The front yard of lot 1 shall be deemed to extend <br /> only along the bulb of the cul-de-sac. <br /> <br /> h. Not more than two homes in a row may have the same <br /> front yard setback. Variations shall be at least <br /> 5 ft. <br /> <br /> -1- <br /> <br /> <br />
