52. That all conditions of approval of case PUD-80-12 shall be listed in the CC&Rs. 53. Tha~ an erosion control plan be submitted.to and approved by the City as part of the improvement plan for the'sub- division. 54. That a dust control plan be submitted to and approved by the City prior to the beginning of grading. 55.. That there shall be access for emergency vehicles to all open space areas shown on the development plan. 56. That except as modified byethis development plan, the site standards for all structures on the subject property shall be those of the R-1-20,000 District. 57. That all utilities required to serve the development shall be installed underground. 58. That the site be kept free of fire hazards from the start of construction to final inspection and that the Fire Department emergency number be provided adjacent to all telephones on the site. 59.. That any use. of the common open space shown on the development plan must be described in the Hillside Planned Development Permit or DeVelopment Plan or Admendments thereto. 60. That all dwelling units in the development be con- structed to meet the latest PG&E Energy Conservation Home Standards. 61. That the following water conserving plumbing fixtures be installed: a) low flush water closets; b) low flow shower control heads; c) aerators in interior faucets; and d) insulation of hot water lines. 62. That the developer's Contractor obtain an encroachment permit from the City prior to beginning of construction. 63. That the developer pay any and all fees that the property may be subject to. 64. That the'development will be subject to further regu- lation under the Fire Code and the applicant contact the Fire Prevention Bureau for additional information on this matter. 65. That the minimum house size shall be 2,000 sq. ft. and that the minimum distance between all houses shall be as shown on the development plan. -7-
