52. That all conditions of approval of case PUD-80-12 shall <br /> be listed in the CC&Rs. <br /> <br />53. Tha~ an erosion control plan be submitted.to and approved <br /> by the City as part of the improvement plan for the'sub- <br /> division. <br /> <br />54. That a dust control plan be submitted to and approved <br /> by the City prior to the beginning of grading. <br /> <br />55.. That there shall be access for emergency vehicles to all <br /> open space areas shown on the development plan. <br /> <br />56. That except as modified byethis development plan, the <br /> site standards for all structures on the subject property <br /> shall be those of the R-1-20,000 District. <br /> <br />57. That all utilities required to serve the development <br /> shall be installed underground. <br /> <br />58. That the site be kept free of fire hazards from the start <br /> of construction to final inspection and that the Fire <br /> Department emergency number be provided adjacent to <br /> all telephones on the site. <br /> <br />59.. That any use. of the common open space shown on the <br /> development plan must be described in the Hillside <br /> Planned Development Permit or DeVelopment Plan or <br /> Admendments thereto. <br /> <br />60. That all dwelling units in the development be con- <br /> structed to meet the latest PG&E Energy Conservation <br /> Home Standards. <br /> <br />61. That the following water conserving plumbing fixtures <br /> be installed: a) low flush water closets; b) low flow <br /> shower control heads; c) aerators in interior faucets; <br /> and d) insulation of hot water lines. <br /> <br /> 62. That the developer's Contractor obtain an encroachment <br /> permit from the City prior to beginning of construction. <br /> <br /> 63. That the developer pay any and all fees that the property <br /> may be subject to. <br /> <br /> 64. That the'development will be subject to further regu- <br /> lation under the Fire Code and the applicant contact the <br /> Fire Prevention Bureau for additional information on <br /> this matter. <br /> <br /> 65. That the minimum house size shall be 2,000 sq. ft. and <br /> that the minimum distance between all houses shall be <br /> as shown on the development plan. <br /> <br /> -7- <br /> <br /> <br />
