9. Significant Effect: Types of jobs proposed do not
correlate with the characteristics of the City's
current and likely future residents.

Finding: Limiting the types of land uses allowed
to those which will provide employment to those who
can afford housing within the City will reduce the
increased pressures on the local housing market.

Facts: The developer will endeavor to limit the
percentage of uses which would employ high percentages
of workers unable to secure housing in the local
housing market.

10. Significant Effect: Project uses would demand approxi-
mately 100,000 to 200,000 gallons per day of available
sewer treatment capacity.

Finding: The allocation of sewage disposal capacity
is made in a regional context and is the responsi-
bility of another public agency (Dublin San Ramon
Services District).

Facts: The project site lies within the service
area of the Dublin San Ramon Services District where
allocation of capacities are made in a regional
context and where treatment of sewage is handled
through the District's plant for eventual discharge
into San Francisco Bay.

11. Significant Effect: Proposed water mains and water
supply requirements will result in inadequate facilities.

Finding: Applicant will be required to provide for
physical improvements to meet City standards for water
supply.

Facts: The developer must demonstrate to the satis-
faction of the City Engineer that the proposed water
system will meet immediate and long-range water supply
requirements for this area.

12. Significant Effect: Project development will increase
demand on fire department services.

Findings: Provisions for increasing and maintaining
adequate fire-fighting services and other measures
will mitigate the increased demand on existing service
levels.

Facts: The developer will be required to minimize
fire hazards via construction techniques and to parti-
cipate in the financing of fire-fighting manpower and
apparatus necessary to serve the project.

-4-
