6. Si~gn~ifi!c~anrt EffeCt: Increase in on-site erosion
and siltation in the drainage areas.

Finding: Restrictions on grading activities, control
measures on surface runoff, and revegetation will
mitigate erosion and siltation impacts.

Facts: Limiting grading of the project site to
the dry season period, the installation of silt and
oil traps to filter runoff, and the revegetation and
stabilization of all graded or erodible slopes will
reduce impacts associated with erosion and siltation.

7. Significant Effect: ~Potential increase of pollutants
reaching surface streams via runoff and in contamination
of groundwater.

Finding: Provisions to control urban and industrial
pollutants in storm water runoff from the project site
would mitigate the potential of high levels of
concentration of pollutants entering drainage areas.

Facts: The installation of on-site grease and sediment
filter traps and revegetation of disturbed areas in
and near the arroyo would control the amount of
pollutants and silt entering the drainage system.

.Finding: Measures mitigating potential contamina-
tion of groundwater have been adopted as a part of the project
proposal.

Facts: In order to avoid the contamination by toxic
and hazardous substances on or near the project site,
the existing wells will be sealed per City, water
district, and health department regulations in con-
junction with site development.

8. Significant Effect: Northwestern portion of the project
~ite is located within a flood prone area (100-year
flood level).

Finding: Topographic changes in this portion of the
project site will be incorporated in the proposal to
reduce the potential for flood damage in the area.
Facts: Federal flood insurance program and local
implementation ordinance require that finished
floors of new structures and roads be constructed
above the 100-year flood level. If, in order to
comply with those requirements, fill material is
necessary on-site, in-channel storage may be required
to replace the flood plain storage capacity.

-3-
