12. That the developer submit a topographic and boundary <br /> survey and site development plan in accordance with <br /> the Survey Ordinance (Article 3, Chapter 3, Title II) <br /> and that these plans be approved by the City Engineer <br /> prior to issuance of a building permit. <br /> <br />13. That the site development plan include all required <br /> information to design and construct site, grading, <br /> paving and drainage. <br /> <br />14. That the paving sections for the subject parking and <br /> drive areas be designed on the basis of an R-Value Test - <br /> and a Traffic Index to carry the anticipated traffic <br /> load. The design shall be subject to the approval of <br /> the City Engineer. The minimum paving section shall <br /> be 2" A.C. on 6" A.B. The minimum A.C. pavement slope <br /> shall be 1%. <br /> <br />15. That the developer dedicate to the City a~ong the <br /> Johnson Drive frontage of the subject property the <br /> amount of land necessary to construct Johnson Drive <br /> as required by condition number 4 of this report.. <br /> <br />16. That the City shall have power to reduce the intensity <br /> of the commercial and office uses on the subject pro- <br /> perty if trip generation in northern Pleasanton exceeds <br /> that assumed in the North Pleasanton Traffic Study. <br /> <br />17. That the main road on subject property (north/south road) <br /> shall be widened from 48 ft. to 52 ft.;. that the auxil- <br /> iary road be widened from 40 ft. to 44 ft., and that the <br /> bikeway/pedestrian path shall be a minimum of 8 ft~ in <br /> width. <br /> <br />18. That all streets rights-of-way shown on the final'map <br /> shall be offered for dedication to public use; or in the <br /> alternative these rights-of-way may be purchased at <br /> their fair market value through a'special assessment <br /> district for subdivision improvements, if approved <br /> by the City Council pursuant to Section~66462(a)(2) <br /> of the Government Code. <br /> <br /> 19. Where enumerated conditions of this PUD report conflict <br /> with statements on the ,PUD development plan, the <br /> former shall control. '- <br /> <br /> 20. That a comprehensive overall signing program for the <br /> entire development shall be submitted to and approved <br /> · by the staff prior to issuance of a building permit. <br /> <br /> <br />
