21. That the developer acknowledges that the City of <br /> Pleasanton does not guarantee the availability of <br /> sufficient sewer capacity to serve this development <br /> by approval of this project and that the developer <br /> agrees and acknowledges that building permits may be <br /> withheld if sewer capacity is found by the City not to <br /> be available. <br /> <br />22. That the interior streets and the 33 ft. wide landscape <br /> easement shall be installed prior to or in conjunction <br /> with the first building erected on the subject property. <br /> <br />23. That a final landscape plan for the 33 ft. wide land- <br /> scape'easement shall be submitted to the Planning <br /> Division for approval prior to issuance of a building <br /> permit. <br /> <br />24. That the developer shall agree to pay their fair <br /> share for traffic signals at the Meyers.Road/Hopyard <br /> Road intersection and the Denker Drive/Stoneridge <br /> Drive intersection and the increased costs of con- <br /> structing "A" Street and "C" Street in the Meyers' <br /> project caused by traffic from the Reynolds'and <br /> Brown development. <br /> <br />25.. That an emergency access road shall be constructed <br /> from the cul-de-sac either to the main interior <br /> street or to Johnson Drive. The final location and <br /> design to be determined by the'City Engineer. This <br /> road shall be constructed in conjunction with the <br /> first building on the subject property.· <br /> <br />26. 'That all loading areas shall be screened from streets and surrounding properties. <br /> <br />27. That the parking standards shown on tt~e development <br /> plan shall be used as a guide, but that all final <br /> parking requirements shall be determined on a case <br /> by case basis at the time of.design review. <br /> <br />28. That permitted and conditionally permitted uses on the <br /> subject property shall be as follows: <br /> <br /> ~i~ht Industrial Uses <br /> <br /> A.
