on the rear elevation: the window shall be reduced in size to the maximum <br /> extent feasible without compromising compliance with egress requirements or <br /> other applicable requirements stipulated by the Building and Safety Division. <br /> 7. Within 45 days of building permit plan check submittal for Case PADR-2090, the <br /> applicant shall plant landscape screening in the rear yard of the subject property <br /> with the objective of addressing privacy and visual concerns from rear neighbors. <br /> The plans submitted to the Building and Safety Division for building permit plan <br /> check shall be modified to show said landscape screening. The applicant shall <br /> maintain all landscape screening in good condition so as to present a healthy <br /> and orderly appearance and shall immediately replace any landscape screening <br /> materials that become dilapidated or cease to provide screening. The applicant <br /> shall select screening species subject to the review and approval of the Director <br /> of Community Development. Several satisfactory landscaping materials are <br /> provided in the chart below. If alternative species are proposed by the applicant, <br /> approval of the alternative species is subject to the approval of the Director of <br /> Community Development. Alternative species shall be evergreen, moderate to <br /> fast-growing, and have minimal leaf and fruit litter. The Director of Community <br /> Development shall consult with the City Landscape Architect or other resources <br /> as necessary to determine the appropriateness of the proposed alternative <br /> screening materials. The selected screening shall meet the height and spread <br /> objectives as listed below: <br /> MINIMUM <br /> SIZE LOCATION HEIGHT AND <br /> SPREAD AT <br /> MATURITY <br /> Minimum 24-inch 20-feet minimum <br /> box specimen size Subject to the height; <br /> Podocarpus Director of approximately <br /> gracilior 8 to 9 feet in height Community 15-foot canopy <br /> (Fern Pine) at time of planting Development spread of each <br /> with 3 to 4 foot tree <br /> spread <br /> Characteristics: Among the cleanest and most pest free of trees. Evergreen. <br /> Growth Rate: Moderate; Approximately 8 to 9 years to reach 20-feet in height <br /> Minimum 24-inch <br /> box specimen size Subject to the 20-foot minimum <br /> Geijera parviflora Director of height; <br /> (Australian Willow) 8 to 10 feet in Community approximately 15 <br /> height at time of Development foot canopy spread <br /> planting with 3 to 5 of each tree <br /> foot spread <br /> Characteristics: Main branches sweep up and out, little branches hang down. <br /> Evergreen. <br /> 2 <br />
