Commissioner Pentin inquired if this would be more of a Use Permit matter. <br /> <br />application, the Commission allowed the use of shades beca <br />certain hours of the day. <br /> <br />Commissioner Blank clarified that he was simply thinking out loud and was not <br />proposing prohibiting shades. He indicated that he may have misunderstood that the <br />shades would be there ostensibly to cut down on the glare, but he did not think the <br />tenants would lower their shades at night. He added that he did not think either that the <br />stores would leave all their internal lights on all night, that they might leave some <br />low-level lighting on just to keep the stores somewhat lit but that the lights would <br />certainly be not as bright as they would be when they are open to the public. <br /> <br />Commissioner Pearce stated that she understands the drawings on pages 25 and 26 of <br />the plans are conceptual and inquired if the intent is to have only one sign for each <br />different store and if these are all individual store fronts. <br /> <br />Mr. Pavan replies that may be the case, predicated upon the demising plan that comes <br />in. He noted that, for example, that if there is only one applicant for the two store fronts <br />on the left side of the building shown on page 25, there would be only one sign. <br /> <br />Commissioner Pearce clarified that the intent is simply to have one sign per store, such <br />that if there are larger store fronts, there could be less than nine signs. <br /> <br />Mr. Pavan said yes. <br /> <br />Commissioner Blank inquired if the middle building on page 25 can be divided into <br />three, and if so, would the maximum number of signs on the east-facing elevation still <br />be five. <br /> <br />Mr. Pavan said yes. He added that the conceptual demising plan shown on the building <br />permit shows only two tenant spaces. <br /> <br />Commissioner Pearce requested confirmation that the requirement regarding the HOA <br />is notification and not approval. <br /> <br />Mr. Pavan confirmed that is correct. <br /> <br />Commissioner Pentin moved to approve PC-2011-0033, subject to the conditions <br />listed in Exhibit A, with the modification of the condition as proposed by <br />Commissioner Blank regarding leaving the sign lights on only during operating <br />hours unless approved otherwise by the Director of Community Development. <br /> <br />PLANNING COMMISSION MINUTES, September 14, 2011 Page 6 of 28 <br /> <br />
