• There shall be a subdrain located under the spill curb to protect the street from excess <br /> water migrating from the bioretention swale. <br /> • The bioretention swales shall be irrigated and shall be maintained by the HOA or <br /> Maintenance Association. <br /> • The driveway culverts in the bioretention swale shall be maintained by the HOA or <br /> Maintenance Association. <br /> • The project developer's engineer shall demonstrate to the satisfaction of the City <br /> Engineer that storm water treatment and hydromodification can be accommodated <br /> within the bioretention swale. <br /> b. The typical street section B-B shall be revised as follows: <br /> • The rolled curb shall match the existing curb on Cameron Avenue. <br /> • There shall be an eight-foot wide Public Service Easements (PSE) located on <br /> development side of the street. <br /> • The north side of the street shall be posted for no parking. <br /> • There shall be subdrain located under the curb and gutter per City standards. <br /> c. The existing Storm Drain system on Cameron Drive between Equestrian Drive and <br /> Courtney Avenue shall be abandoned and the storm drain pipe and appetencies removed. <br /> f. The existing water main on Cameron Avenue between Courtney Avenue and the westerly <br /> project boundary shall be abandoned and a new water main installed. The existing water <br /> services shall be abandoned and new services installed. The existing meter and meter <br /> boxes shall be relocated behind the realigned curb per City Standards. The existing fire <br /> hydrant shall also be relocated to the new main. <br /> g. The existing streetlights on Cameron Avenue shall be relocated to a location behind the <br /> new street curb per City Standards. <br /> h. The project developer shall submit detailed landscape and irrigation plans as part of the <br /> improvement plans for Street A and Cameron Avenue. These plans shall include, where <br /> applicable, a street tree planting plan and landscape plans for the bio-retention swales and <br /> right-of-way landscape areas. The irrigation plan shall provide for automatic controls. <br /> The project developer shall extend a water lateral to the existing Selway and Lehman <br /> homes and the homes shall be connected to the City water system for domestic use unless <br /> otherwise approved by the City Engineer. The existing wells on these properties may be <br /> used for irrigation purposes if a backflow device is installed on the new water service to City <br /> Standards. The extension of the water lines to these properties shall be shown on the <br /> tentative subdivision map to the satisfaction of the City Engineer. <br /> Page 5 <br />
