12. That the developer submit a topographic and boundary survey <br /> and site development plan in accordance with the Survey <br /> Ordinance (Article 3, Chapter 3, Title II) and that these <br /> plans be approved by the City Engineer prior to issuance of <br /> a building permit. <br /> <br /> 13. T~at the site development plan include all requi~ed informa- <br /> tion to design and construct site, grading, paving and drainage. <br /> <br /> 14. That the paving sections for the subject parking and drive <br /> areas be designed on the basis of an R-Value Test and a <br /> Traffic Index to carry the anticipated traffic load. The <br /> design shall be subject to the approval of the City Engineer. <br /> The minimum paving section shall be 2" A.C. on 6" A.B. The <br /> minimum A.C. pavement slope shall be 1%. -0 <br /> <br /> 15. That the developer dedicate to the City along the J~ohnson <br /> Drive frontage of the subject property the amount of land <br /> necessary to construct Johnson Drive as reouired by condition <br /> number 5 of this report. ~ <br /> <br /> 16. That the City shall have power to reduce the intensity " <br /> of the land uses on the subject property if trip generation <br /> in northern Pleasanton exceeds that assumed in the North <br /> Pleasanton Traffic Study or whatever traffic study is used <br /> to establish the assessment district mentioned in' condition <br /> numb er 9. <br /> <br /> 17. That the main road on subject property (north/south road) <br /> shall be 48 ft., that the auxiliary road be widened from <br /> 40 ft. to 44 ft., and that the bikeway/pedestrian path shall <br /> be a minimum of 6 ft. 6 in. in width. <br /> <br />18. That all street rights-of-way shown on the final map shall <br /> be offered for dedication to public use; or in the alternative <br /> these rights-of-way may be purchased at their fair market <br /> value through a special assessment district for subdivision <br /> improvements, if approved by the City Council pursuant .to <br /> Section 66462(a)(2) of the Government Code. <br /> <br />19. Where enumerated conditions of this PUD report conflict <br /> with statements on the PUD development plan, the former <br /> shall control. <br /> <br />20. That a comprehensive overall signing program for the entire <br /> development shall be submitted to and approved by the <br /> staff prior to issuance of a building permit. <br /> <br />21. That the developer acknowledges that the City of Pleasanton. <br /> does not guarantee the availability of sufficient sewer <br /> capacity to serve this development by approval of this <br /> project and that the developer agrees and acknowledges that <br /> building permits may be withheld if sewer capacity is found <br /> by the City not to be available. -' <br /> <br /> -3- <br /> <br /> <br />
