22. That the interior streets and the 33 fto wide landscape <br /> easement shall be installed prior to or in conjunction <br /> with the first building erected on the subject property. <br /> Where it appears that future construction shall' cause the <br /> removal or destruction of this landscape, it may be <br /> deferred to a later date. <br /> <br /> 23. That a final landscape plan for the 33 ft. wide landscape <br /> easement shall be submitted to the Planning Division for <br /> approval prior to issuance of a building permit. <br /> <br /> 24. That the developer shall agree to pay their fair' share <br /> <br /> L mon and. the Denker Drive/Stoneridge Drive inter- <br /> section and the increased costs of constructing "A" Street <br /> and "C" Street in the Meyers' project cause~ by traffic <br /> from the Reynolds and Brovm development. .., <br /> <br /> 25. That an emergency access road shall be constructed from <br /> the cul-de-sac either to the main interior street or to <br /> Johnson Drive. The final location and design to be deter. <br /> mined by the City Engineer. This road shall be' constructed <br /> in conjunction with the first building on the subject <br /> property. <br /> <br />'26. That all loading areas shall be screened from streets and <br /> surrounding properties. <br /> <br /> 27. That the parking standards shown on the development plan' <br /> shall be used as a guide, but that all final parking require- <br /> ments shall be detemined on a case by case basis at the <br /> time of design revieW. <br /> <br />28. That permitted and conditionally permitted uses on the <br /> subject property shall be as follows: <br /> <br /> Light Industrial Uses <br /> <br /> A. All industrial uses, activities and processes allowed <br /> in Section 2-7.20(1) (Permitted Uses, t-P District), <br /> Article 9, Chapter 2, Title II of the Ordinance Code <br /> of the City of Pleasanton. <br /> <br /> B. Industrial support and service facilities to include <br /> activities limited to the servicing of businesses on <br /> the subject property or servicing of products produced <br /> on the site, such as: repair and maintenance of <br /> appliances or component: parts; tooling; printers; <br /> testing shops; small machine shops; 9opying; photo <br /> engraving; etc. <br /> <br /> C. Accessory uses and structures when related to and <br /> incidental to a permitted use. <br /> <br /> <br />
