DISCUSSION
A detailed analysis and discussion of the proposal is included in the attached Planning
Commission staff report dated September 14, 2011 (Attachment #14), including
Pleasanton General Plan Conformance, Site Design, Traffic and Circulation, Tree
Removal, Building Design, Landscaping, Urban Stormwater Runoff and Green
Building, and in the attached Planning Commission staff report dated June 28, 2006
(Attachment 13) including Growth Management Allocation, Fencing, and Utilities.
The following discussion covers the public comments (Attachment#10) presented to the
Planning Commission from Matt Lawer before the public hearing, submitted to staff
directly before the public hearing from Scott Woodall, and emailed to the City Council
from Kelly Cousins after the Planning Commission hearing.
Matt Lawer (3750 Cameron Avenue)
Mr. Lawer's comments and requests stated in his email address the potential noise
impacts to his property from traffic on Cameron Avenue and from the rear yard of the
proposed lot directly across Cameron Avenue from his property, parking on the project
streets and on Cameron Avenue, and the height and roof designs of the proposed
homes. Mr. Lawer did not attend the Planning Commission hearing. A summary of his
comments and the staff replies to his comments follow:
1) Mr. Lawer requested the applicant reduce the height of the proposed home on
Lot 11, across Cameron Avenue from his home, to minimize its appearance to
his home and property.
Response: Figure 3, below, is the revised building design for Lot 11 that will
reduce its height from 25-feet, 5-inches (including floor slab) to 22-feet, 9-inches
(including floor slab), which is incorporated into Exhibit B (Attachment #2) the
proposed PUD Development Plan and referenced in the Draft Ordinance
(Attachment #1).
'— ..wlp•. .: tea..
._
f y' C ,t r b ;
Lira y
„ ,
PI AN 3O-FR FNCH C OTTAOF
Figure 3, Revised Building Plan 3D for Lot 11
2) Mr. Lawer requested staff compare the roof pitches of the production homes to
the surrounding homes to verify their compatibility.
