During <br /> demolition and construction, the project applicant shall mark all trash disposal <br /> bins "trash materials only" and all recycling bins `recycling materials only." <br /> The project applicant shall contact Pleasanton Garbage Service for the <br /> disposal of all waste from the site. <br /> 11.The project developer shall prepare and record a metes and bounds <br /> description delineating the building envelope areas, including the entire <br /> restaurant and parking lot area covered by this application and the envelope <br /> area for the proposed residence and three existing accessory buildings <br /> shown on the site plan. The metes and bounds description shall be prepared <br /> to the satisfaction of the City Engineer, shall be reviewed by representatives <br /> of the Tri-Valley Conservancy before its recordation, and shall then be <br /> recorded before occupancy of the buildings covered by this approval. In <br /> order to clearly demarcate these areas in the field, the project developer shall <br /> place brass property corners/hubs in conformance to the metes and bounds <br /> description before occupancy of the buildings covered by this approval. <br /> 12.The applicant shall submit a design review application of the future residence <br /> to staff. The design review process shall following the requirements specified <br /> in Chapter 18.20 of the Pleasanton Municipal Code. <br /> 13.The design guidelines shall include that the development standards for the <br /> future residence shall follow those specified for the R-1-20,000 District with a <br /> maximum habitable area not to exceed 6,600 square feet and a 700-square- <br /> foot garage exemption. <br /> 14.The applicant shall submit sign details to the Director of Community <br /> Development for review and approval before installation. <br /> 15.Back-up generators shall not be allowed except in emergencies where <br /> products may be at risk of spoiling. <br /> 16.The placement of any portable restroom facilities for harvesting shall be <br /> located in a visually screened area and shall be reviewed and approved by <br /> the Director of Community Development. After the initial determination by the <br /> Director of Community Development, all future placements shall correspond <br /> to the prescribed location, unless otherwise approved. <br /> 17.The restaurant building, its surroundings, and the parking area shall be <br /> maintained in a professional manner at all times. If the site is not maintained <br /> in a professional manner and becomes a nuisance, at the discretion of the <br /> Director of Community Development, the City will initiate code enforcement <br /> actions. If the property owner fails to conform, the City may take actions to <br /> clean the site, and/or to remove the building, including but not limited to, <br /> placing a lien against the property to cover the costs of cleaning/removal. <br /> 3 <br />
