of which shall be determined by the Director of Community Development, and <br /> shall be provided prior to occupancy. <br /> 6. The location of any pad-mounted transformers shall be subject to approval by <br /> the Director of Community Development prior to issuance of permits by the <br /> Building and Safety Division. Such transformers shall be screened by <br /> landscaping or contained within an enclosure matching the building and with <br /> corrugated metal gates. All transformers shall be shown on the plans <br /> submitted for issuance of building permits. <br /> 7. The approved building materials and colors shall be stated on the plans <br /> submitted for issuance of building permits. <br /> 8. All backflow prevention devices, above ground irrigation controls, and above <br /> ground irrigation meters shall be located and screened so as to minimize <br /> visual impacts. The location of all backflow prevention devices, above ground <br /> irrigation controls, and above ground irrigation meters and the quantity and <br /> type of proposed landscape screening shall be subject to the review and <br /> approval of the Director of Community Development prior to installation. <br /> 9. The proposed outdoor lighting for the subject property shall be of low intensity <br /> LED and shielded in order to minimize its visibility from off-site. Outdoor <br /> lighting shall also not glare onto adjacent properties or streets. Exterior <br /> lighting shall use the lowest wattage and shall limit the number of fixtures to <br /> attain the lowest luminosity. Fixtures shall be no greater than 14 feet in <br /> height, including any pedestal assembly, and shall be "shoebox" shielded <br /> standards or equal. The design of all lighting shall be reviewed and approved <br /> by the Director of Community Development. The lighting shall utilize <br /> photocells and timers to shut off lighting when the facility is not in use. The <br /> parking, building, and general site security lighting shall be the minimum <br /> allowed by the Police Department. The applicant shall submit a photometric <br /> plan which shall <br /> include the following: <br /> ■ Photometric calculations detailing all exterior security lighting, <br /> • Foot-candle calculations, <br /> • Fixture schedule, and <br /> • Cut sheets for light fixtures identifying the specific luminary and <br /> lamp manufacturer. <br /> 10.Prior to issuance of building or demolition permits, the project applicant shall <br /> submit a waste management plan to the Building and Safety Division. The <br /> plan shall include the estimated composition and quantities of waste to be <br /> generated and how the project applicant intends to recycle at least seventy- <br /> five percent (75%) of the total job site construction and demolition waste <br /> measured by weight or volume.
