Westmont of Pleasanton shall explore the potential to accommodate <br /> persons younger than 60 years old on a case by case basis. <br /> 37.The applicant shall install and maintain a fence at the southern end of the property <br /> abutting Sycamore Road for as long as the applicant owns that portion of the <br /> property. The location and design of the fence shall be shown on the plans <br /> submitted for issuance of building permits and shall be subject to the review and <br /> approval of the Director of Community Development prior to issuance of building <br /> permits for the project. <br /> 38.The applicant shall work with staff and CRIL (Community Resources for Independent <br /> Living) to maximize the use of universal design in the project. Universal design <br /> elements shall be included on the plans submitted for the issuance of a building <br /> permit and will be subject to the review and approval by the Director of Community <br /> Development. <br /> Engineering <br /> 39.Approval of the storm drainage system, including the detail of the storm water <br /> retention basin, shall be subject to the review and approved by the City Engineer <br /> prior to the issuance of a building permit for the project. <br /> 40.The existing driveways to be removed along Sunol Boulevard shall be replaced with <br /> curb, gutter, sidewalk, and landscaping matching the existing improvements along <br /> the project frontage. Said improvements shall be shown on the plans submitted for <br /> issuance of building permits and shall be to the review and approval by the City <br /> Engineer and Director of Community Development prior to the issuance of building <br /> permits for the project. <br /> 41.The design of the water supply and sanitary sewer systems shall be subject to the <br /> review and approval by the City Engineer. <br /> 42. The paving section for the on-site parking and drive areas shall be designed on the <br /> basis of R-value test and a traffic index to carry the anticipated traffic loads. This <br /> design shall be subject to the approval by the City Engineer. The minimum paving <br /> section shall be two inches (2") of asphalt concrete (A.C.) on a six-inches (6") <br /> asphalt base (A.B.). The minimum A.C. pavement slope shall be one percent (1%). <br /> For pavement slopes less than one percent, the surface runoff shall be carried in a <br /> concrete gutter to an acceptable point of discharge.
