Proposal for Consultant Services <br /> Pleasanton Aquatic Center Renovation <br /> Page 2 of 9 <br /> 3.I Design Development Phase; <br /> 3.1.1 Based upon the approved Schematic Design Documents and any <br /> adjustments authorized by CLIENT in the program, schedule or <br /> construction budget, CONSULTANT shall prepare, for approval by <br /> CLIENT, Design Development Documents consisting of drawings and <br /> other documents to fix and describe the size and character of the <br /> Project as to pool mechanical building, swimming pool, and pool area <br /> architectural, structural, mechanical and electrical systems, landscape <br /> and irrigation, materials and such other elements as may be appropriate. <br /> 3.1.2 CONSULTANT shall submit design development documents for review <br /> and approval. <br /> 3.1.3 CONSULTANT shall advise CLIENT of any adjustments to the estimate <br /> of probable construction cost. <br /> 3.2 Construction Documents Phase: <br /> 3.2.I Based upon the approved Design Development Documents and any <br /> further adjustments in the scope or quality of the Project or in the <br /> construction budget authorized by CLIENT, CONSULTANT shall <br /> prepare, for approval by CLIENT, Construction Documents consisting <br /> of Drawings and Specifications setting forth in detail the requirements <br /> for construction of the pool mechanical building, swimming pools, and <br /> pool site conditions. Documents shall include the architectural, <br /> structural, mechanical, and electrical working drawings (including the <br /> building demolition plans), calculations and specifications for the pool <br /> mechanical building. Documents shall also include the architectural, <br /> structural, mechanical and electrical working drawings for the <br /> renovation of the swimming pool and pool decking and landscape and <br /> irrigation design of areas immediately adjacent to the pools and pool <br /> decking. Documents shall include the site grading and storm water <br /> treatment systems for the pool site area. <br /> 3.2.2 CONSULTANT shall advise CLIENT of any adjustments to previous <br /> estimates of probable construction cost indicated by changes in <br /> requirements or general market conditions. <br />
