39. That a separate sanitary sewer lateral be provided <br /> to each lot of record within the development unless <br /> otherwise approved by the City Engineer. <br /> <br />40. That approval of the storm drainage system be with- <br /> held pending final design and until the developer <br /> 'has demonstrated to the satisfaction of the City <br /> Engineer that the system is adequate, connects to an <br /> approved point of discharge, meets any and all <br /> applicable requirements of the Alameda County Flood <br /> Control District-Zone 7, meets any and all applicable <br /> requirements of the Federal Emergency Management Flood <br /> Hazard Program, and meets the immediate and long-range <br /> requirements of this development and all upstream <br /> areas intended to be drained through this tract. <br /> <br />41. That electric power distribution, gas distribution, <br /> communication service, and any required alarm systems <br /> be installed underground in a joint utility trench <br /> unless otherwise specifically approved by the City <br /> Engineer. <br /> <br />42. That the developer be responsible for the installa- <br /> tion of any required street lighting for the <br /> development. The street lights shall be 70 watt, <br /> high pressure sodium vapor units mounted on gal- <br /> vanized steel poles with poured in place bases, <br /> on the LS-1C schedule per City requirements and <br /> P.G.andE. standard details unless otherwise <br /> specifically approved. Approval for the number, <br /> location, and type of electroliers shall be <br /> withheld pending final design and review by the <br /> City Engineer. <br /> <br />43. That in-lieu park dedication fees be collected by <br /> the City at the time of building permit issuance <br /> at the rate then in effect and for the total number <br /> of lots, unless this requirement has been otherwise <br /> satisfied. <br /> <br />44. That any existing assessment district, which the <br /> property may be subject to, be cleared prior to <br /> the approval of the final map or the developer <br /> will cause a segregation to be completed in <br /> conjunction with the final map. <br /> <br />45. Th'at the developer submit a refundable cash bond <br /> for hazard control prior to approval of the development <br /> plans. The amount of this bond will be determined by <br /> the City Engineer. (Approximately $100 per lot - <br /> $2500 minimum.) <br /> <br /> <br />
