22. That the Developer dedicate, in fee, to the City for <br /> street right-of-way purposes sufficient land across the <br /> frontages of Parcels A and B and slope easements to the <br /> extent determined necessary by the City at the time of <br /> tentative parcel mad approval. This condition can be met <br /> by the Developer with regard to Parcel A by paying an <br /> in-lieu fee in an amount determined by the City Engineer <br /> to cover estimated future City costs of this land acquisition. <br /> <br />23. That the developer dedicate a grant of easement to <br /> the City over those parcels shown on the tentative <br /> map as public service easements (P.S.E.). <br /> <br />24. That approval of the design for the line, grade, and <br /> structural sections for the streets serving this <br /> development be withheld pending final design and review <br /> by the City Engineer. <br /> <br /> That vertical P.C.C. curbs and gutters be constructed <br /> within this development unless otherwise approved or <br /> accepted by the City Engineer and that the curb and <br /> gutter be poured monolithically with the sidewalk <br /> when sidewalk is adjacent. Asphalt curbs are acceotable. <br /> <br />26. That a detailed grading and drainage plan and all <br /> supporting information and design criteria be <br /> submitted as part of the improvement plans for the <br /> development~ <br /> <br />27. That the minimum grade for gutter flowlines in <br /> public streets be set at 1.0% unless otherwise <br /> approved by the City Engineer. Grades less than <br /> 1.0% down to 0.5% shall require special approval, <br /> submittal of as-built grade sheets, and controlled <br /> flow testing. <br /> <br />28. That all existing wells, septic tanks or holding <br /> tanks on the site be properly sealed, filled and <br /> abandoned prior to the start of grading operations <br /> unless Zone 7 retains specific wells for observation <br /> wells, or special approval is obtained from the City <br /> Engineer for temporary use of an existing well for <br /> construction water. <br /> <br />29° That the haul route for all materials to and from <br /> this development be approved by the City Engineer <br /> prior to approval of the final map or the start of <br /> any .construction. <br /> <br /> <br />
