9. That all existing geologic and soils reports shall be <br /> recorded with the Alameda County Recorder and that <br /> all site or lot specific soils or geologic studies shall <br /> be recorded against each parcel when completed. <br /> <br />10. That there shall be no septic tanks on the site under <br /> any conditions° <br /> <br />11. That the site standards for all structures on the <br /> subject property shall be those of the R-1-20,000 <br /> District. <br /> <br />12. That all utilities required to serve the development <br /> shall be installed underground. <br /> <br />13. That the site shall be kept free of fire hazards from <br /> the start of construction to final inspection and that <br /> the Fire Department emergency number shall be provided <br /> adjacent to all telephones on the site. <br /> <br />14. That all dwelling units in the development shall be <br /> constructed to meet the latest P.G.&E. Energy Conservation <br /> Home Standards. <br /> <br />15. That the following conserving plumbing fixtures shall be <br /> installed: a) low flush water closets; b) low flow shower <br /> control heads; c) aerators in interior faucets; and d) <br /> insulation of hot water lines. <br /> <br />16. That the developer pay any and all fees that the property <br /> may be subject to. <br /> <br />17. That the development shall meet all requirements of the <br /> Pleasanton Fire Department. <br /> <br />18o That the street numbers of all residences shall be <br /> posted so as to be easily seen from the street at all <br /> times day and night. <br /> <br />19. That any damage to existing street improvements or <br /> other public improvements or utilities now existing or <br /> done during construction on the subject property shall <br /> be repaired at the full expense of the developer. <br /> <br />20. That all buildings and/or structures must comply with <br /> all the codes and ordinances in effect at the time <br /> required permits are issued by the building division. <br /> <br /> 21. That the developer acknowledges that the City of <br /> Pleasanton does not guarantee the availability of <br /> sufficient sewer capacity to serve the development <br /> by approval of this case, and that the developer agrees <br /> and acknowledges that sewage permit approval may <br /> withheld if sewer capacity is found by the City not to <br /> be available. <br /> <br /> <br />
