EXHIBIT "A" <br /> <br /> CONDITIONS OF APPROVAL <br /> <br /> PUD-82-17 <br /> <br />1. That the development be substantially as shown on the <br /> development plan, Exhibit A, on file with the Planning <br /> Division. <br /> <br />2. That the design of all three of the proposed homes <br /> shall be submitted to the Planning Division for approval <br /> prior to issuance of a building permit; exterior colors <br /> utilized in the structures shall be earthtones of brown, <br /> green or gray. <br /> <br />3. That the applicant be aware that City approval is <br /> required prior to removal of any heritage size tree. <br /> <br />4. That the driveway shall be improved to the satisfaction <br /> of the City Engineer and Fire Chief. <br /> <br />5. That prior to the issuance of any building permits on <br /> the subject property, a hydrologic study of Tehan Creek <br /> shall be prepared detailing how the creek shall be <br /> widened and relocated and whether the culvert under <br /> Foothill Road is sufficient to handle the drainage <br /> from the subject site; the applicant shall be responsi- <br /> ble for implementing the recommendations of that study <br /> and this shall all be done to the satisfaction of the <br /> City Engineer. <br /> <br />6. That prior to any construction on Parcel D, the pro- <br /> perty owner shall consult with David Carpenter, the <br /> City's consulting geologist, to determine whether <br /> further geologic study of that site is necessary; <br /> no building permit shall be issued for the site until <br /> clearance is granted by the geologist. <br /> <br />7. That after building sites have been selected and <br /> site plans have been developed, a soils investigation <br /> shall be performed to provide specific design recommen- <br /> dations for the development of the individual house <br /> sites. <br /> <br />8. Tha~ copies of the letter from David Carpenter dated <br /> 9/9/82 shall be given to all prospective buyers of the <br /> subject property. <br /> <br /> <br />
