EXHIBIT "A" CONDITIONS OF APPROVAL PUD-82-17 1. That the development be substantially as shown on the development plan, Exhibit A, on file with the Planning Division. 2. That the design of all three of the proposed homes shall be submitted to the Planning Division for approval prior to issuance of a building permit; exterior colors utilized in the structures shall be earthtones of brown, green or gray. 3. That the applicant be aware that City approval is required prior to removal of any heritage size tree. 4. That the driveway shall be improved to the satisfaction of the City Engineer and Fire Chief. 5. That prior to the issuance of any building permits on the subject property, a hydrologic study of Tehan Creek shall be prepared detailing how the creek shall be widened and relocated and whether the culvert under Foothill Road is sufficient to handle the drainage from the subject site; the applicant shall be responsi- ble for implementing the recommendations of that study and this shall all be done to the satisfaction of the City Engineer. 6. That prior to any construction on Parcel D, the pro- perty owner shall consult with David Carpenter, the City's consulting geologist, to determine whether further geologic study of that site is necessary; no building permit shall be issued for the site until clearance is granted by the geologist. 7. That after building sites have been selected and site plans have been developed, a soils investigation shall be performed to provide specific design recommen- dations for the development of the individual house sites. 8. Tha~ copies of the letter from David Carpenter dated 9/9/82 shall be given to all prospective buyers of the subject property.
