General Plan themes related to sustainability or high quality of life, compatibility with height and <br /> massing of neighboring development, impacts on trees, species, or historic resources, items <br /> relating to whether the site experienced a lot of noise or air quality issues, geological issues, fire <br /> hazards, whether there were wireless facilities nearby, as well as property owner interest. <br /> Points were awarded for criteria met. The task force selected a preliminary list of sites for <br /> community review. Approximately 17 sites were taken to 3 community workshops. Information <br /> was presented on site selection and individual sites. Feedback was received from participants <br /> during and after the workshops, and comments were compiled and placed on the City's website. <br /> Ms. Stern reviewed the following 17 sites considered at the workshops and subsequently <br /> discussed by the Housing Commission and Planning Commission meetings. <br /> Site 1: BART <br /> There is a surface parking lot in the BART station in the Hacienda Business Park. There is an <br /> interest on behalf of BART to see part of that parking lot in a mixed use development, part of <br /> which would be residential. They have assumed approximately 3 acres there which could be <br /> converted from surface parking to a multi-family housing project, and structure parking would <br /> need to be provided from parking taken from the surface. She said generally, the task force did <br /> not receive too many comments; two positive comments were received regarding this, and one <br /> comment regarding overcrowded schools on that particular site, but generally it did not ignite <br /> much comment. <br /> Site 2: Sheraton Hotel <br /> The Sheraton Hotel is near the Stoneridge Shopping Center and is about 2 acres. Not many <br /> comments were received on this particular site; one was positive and one was about <br /> overcrowded schools. <br /> Site 3: Stoneridge Shopping Center <br /> There is a large surface parking area and an opportunity to convert some of it into a multi-family <br /> housing site. The task force assumed something the size of the Winstar development of about 7 <br /> acres or 350 units if it were at 50 units/acre or less than that, at 30 units/acre. Three comments <br /> were received; one was that the expanded shopping opportunities would be better than housing <br /> and another comment related to overcrowded schools. <br /> Site 4: Kaiser <br /> The Kaiser site is 6.1 acres and south of the Stoneridge Shopping Mall, is 3 acres and vacant <br /> and sits adjacent to the medical office building. Kaiser was going to put a hospital on it at one <br /> time, but currently they are not actively marketing the site, they will retain it over the next few <br /> years, but have no immediate plans for expanding uses. One comment was received relating to <br /> overcrowded schools. <br /> Site 5: Rosewood Auto Sales—Deleted from Consideration <br /> This site has a cross-out on it. Staff had heard from the owner of the site, which is the BMW and <br /> Mini-Cooper site on Rosewood Drive just south of the freeway 1-580 ramp. The owners do not <br /> see this as being freed up in the planning period between now and 2014, and staff will delete it <br /> from the list. <br /> Site 6: Irby-Kaplan-Zia <br /> Site 6 is 3 parcels adding up to about 6 acres, owned by Irby-Kaplan-Zia which is on Stanley <br /> near First Street. The southern part of it is in the DSP area. It is somewhat vacant with a <br /> farmhouse complex on the southerly part of the site.
