Three comments were received; one asking that it not be overcrowded, <br /> one noted that the historic portion of the site should be preserved, and one noted and <br /> commented on overcrowded schools. The Planning Commission commented that there should <br /> be an evaluation of the existing buildings on the site prior to any development if the site is <br /> rezoned. <br /> Site 7: Pleasanton Gateway <br /> This site has generated a lot of comment. It is located at Bernal and 1-680 where approximately <br /> 12 acres of the 38 acre site is currently being developed for the Safeway Shopping Center, <br /> leaving about a 26 acre balance. The task force had originally thought about 13 acres of the site <br /> as being suitable for multi-family, high density development. At the latest task force meeting, <br /> they reduced it to 10 acres. There were a number of comments on the site both at meetings, <br /> subsequent to the meetings about 200 emails were received, and at the last Housing <br /> Commission meeting, the room was full of people from the Pleasanton Gateway area who <br /> expressed their opposition to multi-family development. <br /> Comments related to traffic impacts, overcrowded schools, negative impacts on property values, <br /> and increases in crime as a result of additional multi-family or affordable housing. There was <br /> information provided at the Housing Commission meeting by one of the representatives from the <br /> area regarding the distribution of restricted units in the City and a calculation by that person <br /> indicates that about 39% of the restricted units are within ''A mile from this site. Additional <br /> comments related to owners buying homes with the expectation that the land will be developed <br /> as an office and not multi-family, that there is very limited or no public transit service for the <br /> area, concerns about impacts on nearby wetland areas, and inconsistency with the size and <br /> massing of existing homes in the area. <br /> The Planning Commission heard significant testimony from the public. Three members of the <br /> Commission indicated they would want to keep the site on the list to consider it further. One <br /> member felt it would be good to reduce the site below development of 10 acres, and one <br /> member voiced his interest in removing it from the list. <br /> Site 8: Auf de Maur/ Rickenback <br /> This site is located at StanleyNalley/Bernal where there was previously a proposal for a Home <br /> Depot. This site generated a number of comments and these comments also applied to sites 11 <br /> (Kiewit) and 14 (Legacy Partners) in a number of cases. The main comment for all of these sites <br /> was that the City is proposing too many multi-family homes within a small area, and as a result <br /> of this, there would be negative impacts on Valley Avenue and overcrowded schools in the <br /> vicinity. <br /> Site 9: Nearon Site <br /> This is a triangular site in Hacienda Business Park on West Los Positas opposite from the <br /> Verona neighborhood. Four comments were received which related to kids getting into trouble in <br /> this area, increases in crime, negative traffic impacts, negative impacts on the creek running <br /> behind the area and the environment, and overcrowded schools. <br /> Site 10: CarrAmerica <br /> This site is at Rosewood and Owens Drive and it would take about 4.4 acres on the southern <br /> portion of the site across the street from the Archstone Apartments and convert the area into <br /> multi-family higher density development. This site was the highest rated site in terms of <br /> objective criteria and it received only one comment relating to overcrowded schools. <br /> City Council Minutes Page 5 of 19 May 3, 2011 <br />
