30. That the requirements for right-of-way dedication and <br /> the extent of street improvements will be determined <br /> at the time of consideration of the tentative subdivision <br /> map. <br /> <br />31. That a registered soils engineer acceptable to the City <br /> shall review all on--site and off-site grading and <br /> improvement plans for the development, ~len these plans <br /> are found to be in accordance with his recommendations <br /> he shall submit a written statement to the City to that <br /> effect. <br /> <br />32. That the soils engineer acceptable to the City mentioned <br /> in condition 31 shall be present during grading, landslide <br /> repair and sub-drain placement; following rough grading <br /> work, he shall provide a grading report to the City <br /> including a complete re~ord of all field and laboratory <br /> tests with location and elevation of all tests. <br /> <br /> 33. That soils engineer acceptable to the City shall inspect <br /> the final grading and drainage control for each dwelling <br /> and provide a statement to the City indicating that final <br /> conditions are in accordance with his recommendations <br /> prior to release for occupancy of said ~welling, <br /> <br /> 34. That the buildings in the development sha~l ~ a maximum <br /> of two stories in height. <br /> <br /> 35. That final design of all structures including accessory <br /> buildings and fences shall be subject to approval by the <br /> Planning Division, It is intended that all structures <br /> blend with their surroundings to the maximum extent <br /> practicable. To this end, building materials used shall <br /> be confined mainly to varying types of wood and some <br /> types of masonry (such as slumpblock or brown brick)~ <br /> Colors shall be those earthtones which best conform to <br /> the area. Bright obstrusive colors, such as white stucco <br /> walls or red roofs shall be prohibited unless it can <br /> be demonstrated that such colors would not be out of <br /> character with the surroundings. <br /> <br /> 36. That all fencing shall be subject to approval by the <br /> Planning Division. <br /> <br /> 37. That if grading practices are required on a lot (in order <br /> to create a building site) which are contrary to the <br /> purposes of the PUD District as determined by City staff, the <br /> applicant shall submit a revised development plan for any' <br /> such lot for approval by the City.. <br /> <br /> 38. That a lot specific soils investigation and report <br /> shall be completed by a state licensed geologist, <br /> geologic engineer or soils engineer and approved by <br /> the Building Division prior to issuance of a building permit. <br /> The soils report and the Soil and Geologic Investigation <br /> 865-A66-A5 shall be used to govern how the structures will be <br /> constructed on the sites. <br /> <br /> <br />
