19. That the developer reserve a 25 ft. wide parcel of land along the <br /> Foothill Road frontage of the site to provide for possible future <br /> widening and slope banks and that the developer construct street <br /> improvements on Foothill Road to the satisfaction of the City- <br /> Engineer to effect safe ingress and egress for the development. <br /> <br />20. That all street and underground improvements, both public and <br /> private, shall be guaranteed by contracts and bonds. <br /> <br />21. That the developer provide written evidence of access rights <br /> through Tract 4239 for any lots proposed to take access over <br /> Twelve Oaks Drive. <br /> <br />22. That the developer use his best efforts to provide emergency <br /> access vehicle easements over the existing driveway system between <br /> Foothill Road and the private drive serving lots 14 and 15 and <br /> that the developer make 'improvements to the existing driveway <br /> system to the satisfaction of the Fire Marshal if access rights <br /> are obtained. <br /> <br />23. That all existing geologic and soils reports shall be recorded <br /> with the Alameda County Recorder and that all site or lot specific <br /> studies shall be recorded against each parcel when completed. <br /> <br />24. That the staff request the California Real Estate Commissioner to <br /> include in his report on the subdivision a statement as to the <br /> potential geologic problems and a statement as to the recording <br /> of the documents listed above. <br /> <br />25. That there shall be no septic tanks on the site under any conditions° <br /> <br />26. That the location of all buildings shall be such that the farthest <br /> exterior wall of a structure shall be within 150 ft. of an appropriately <br /> designed access road or such alternate measures shall be taken to <br /> provide for fire suppression as determined by the Fire Chief. <br /> <br />27. That there be a 360 degree ladder access to all buildings on the <br /> subject property in order to enhance fire fighting tactics unless <br /> this requirement is modified by the Fire Chief. <br /> <br />28. That all landscaping introduced onto the property shall be of a <br /> fire retardant nature. <br /> <br />29. That the HomeownErs Association shall enter into an agreement to <br /> hold harmless, defend and indemnify the City, its officers and <br /> employees from any cause of action or claim for damage or injury <br /> caused by the private roadways, or private utility systems, or <br /> their maintenance and upkeep, or caused by the party contracted <br /> with for maintenance services and that the CC&Rs shall make each <br /> homeowner chargeable for costs related to responsibilities <br /> provided for in this condit~on. <br /> <br /> <br />
