60. That all dwelling units in the development be constructed to meet <br /> the latest PG&E Energy Conservation Home Standards. <br /> <br />61. That the following water conserving plumbing fixtures be installed: <br /> a) low flush water closets; b) low flow shower control heads~ <br /> c) aerators in interior faucets; and d) insulation of hot water <br /> lines. <br /> <br />62. That the developer's Contractor obtain an encroachment permit <br /> from the City prior to beginning of construction. <br /> <br />63. That the developer pay any and all fees that 'the property may be <br /> subject to. <br /> <br />64. That the development shall meet all requirements of the Plea~anton <br /> Fire Code. <br /> <br />65. That the minimum house size shall be 2,000 sq. ft. and tb. at the <br /> minimum distance between all houses shall be as shown on the <br /> development plan. <br /> <br /> 66. That the street numbers of all residences shall be posted so as <br /> to be easily seen from the street at all. times, day and night,. <br /> <br /> 67. That any damage to existing street improvements or other public <br /> improvements or utilities now existing or done during construction <br /> shall be reapired at full expense to the developer. <br /> <br /> 68. That the private roadways be paved and provide a driving sur£ace <br /> of not less than 20 ft. of tanobstructed width for secondary; 28 <br /> ft. for the main roadway and 16 ft. for the private driv'eway~ be <br /> capable of supporting the imposed loads of fire apparatus and <br /> have a minimum of 13 ft~ 6 in. of vertical clearance. The facility <br /> designated on the plan as '~Emergency Access Road" shall be designed <br /> with grade~ alignment and surfacing satisfactory to the Fire <br /> Marshal and Director of Public Works to provide an emergency <br /> exist (downhill only) and adequate access for maintenance of the <br /> proposed water line connection. <br /> <br /> 69. The main entrance road (28 ft. wide) and secondary road (20 ft. <br /> wide) shall be provided with turn-arounds as sho~ on the development <br /> plan and shall have 6 in. vertical P.C.C, curbs and gutters on <br /> both sides, or as otherwise approved by the City Engineer. <br /> <br /> 70. That the turn-arounds n~entioned in #69 shall not be obstructed in <br /> any manner including parking of vehicles. <br /> <br /> 71o That the sites on Twelve Oaks Drive shall be assessed under a <br /> oin't maintenance agreeme'nt with the ~elve Oaks H. omeow~ers <br /> issociation for the maintenance of Twelve Oaks Drive. <br /> <br /> <br />
