Development fee. It is anticipated that the Traffic Development Fee update <br /> will be completed prior to the payment of fees by the project developer and <br /> if so the project developer's payment of its Traffic Development Fee will <br /> mitigate its impact on those intersections/roadway improvements. If the <br /> Traffic Development Fee update is not so completed, the City will be <br /> responsible for the intersection/roadway improvements not currently <br /> covered by the Traffic Development Fee. <br /> 2. Setbacks. In anticipation that Caltrans may widen the 1-580 freeway in the <br /> future, no buildings shall be located within 32 feet of the northern property <br /> line. <br /> 3. Plan to Reduce Air Pollution from Stationary Sources. The property <br /> owner shall be responsible for ensuring the implementation of the plan to <br /> reduce air pollution from stationary sources in Exhibit B. <br /> 4. Noise. Prior to the City's issuing of building permits for the project, the <br /> project developer shall submit to the City noise analyses prepared by a <br /> qualified acoustical consultant that demonstrate that all structures will meet <br /> City interior noise level standards. Commercial and office uses will need to <br /> meet the City standard of 45 dBA peak hour Leq that would allow the <br /> conduct of normal business activities inside these facilities. Noise reduction <br /> features may include, but are not limited to, building siting, upgraded <br /> insulation, sound rated windows and doors, sound rated exterior wall <br /> assemblies, and acoustical caulking. <br /> 5. Construction Noise—Best Management Practices. The project <br /> developer shall implement construction best management practices, <br /> including the following, to reduce construction noise: <br /> a. Locate stationary construction equipment as far from adjacent <br /> occupied buildings as possible. <br /> b. Select routes for movement of construction related vehicles and <br /> equipment so that noise sensitive areas, including residences, and <br /> outdoor recreation areas, are avoided as much as possible. Include <br /> these routes in materials submitted to the City of Pleasanton for <br /> approval prior to the issuance of building permits. <br /> c. All site improvements and construction activities, except site grading, <br /> shall be limited to the hours of 8:00 a.m. to 5:00 p.m., Monday <br /> through Saturday. Site grading shall be limited to the hours of 8:00 <br /> a.m. to 5:00 p.m. Monday through Friday. In addition, no <br /> construction shall be allowed on State and federal holidays. If <br /> complaints are received regarding the Saturday construction hours, <br /> the Director of Community Development may modify or revoke the <br /> Saturday construction hours.
