10. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br />Except as modified by these conditions of approval, the applicant shall <br />comply with the recommendations of the noise study prepared by <br />Illingworth and Rodkin, Inc. dated March 14. 2002. Said recommendations <br />shall be incorporated/shown on the building permit plans. <br /> <br />Prior to submittal of plans to the Building Department for a building <br />permit, the applicant shall submit for review and approval by the Planning <br />Director a revised design of the building columns next to the main entry <br />which shows a reduction in their visual mass and which improves their <br />proportions and scale. <br /> <br />Prior to submittal of plans to the Building Department for a building <br />permit, the applicant shall submit for review and approval by the Planning <br />Director details of all proposed fencing. <br /> <br />The applicant shall construct the building to be "photovoltaic ready". The <br />plans submitted to the Building Department for a building permit shall <br />identifv the potential location of roof-mounted photovoltaic panels and an <br />electrical inverter, indicate the provision of a bi-directional electric meter <br />and electrical conduit up to the roof for the panels, and specify how the roof <br />will be constructed to accommodate the weight of the panels. <br /> <br />If exterior signs for the development are desired, a comprehensive signing <br />program shai'l be submitted to the Planning Director for consideration under <br />separate application. <br /> <br />The project developer shall submit a final lighting plan for the building and <br />the site for the review and approval of the Planning Director prior to <br />issuance of building permits. Lighting shall be directed away from adjacent <br />residences and, if deemed necessary by the Planning Director, shall <br />incorporate cut-off shield-type fixtures to prevent glare onto adjacent <br />properties or roadways. <br /> <br />Unless otherwise waived by the City, the project developer shall pay any <br />and all fees to which the property may be subject prior to issuance of <br />building permits. The type and amount of the fees shall be those in effect at <br />the time the building permit is issued. <br /> <br />This PUD development plan approval will lapse within two (2) years from <br />the date of approval unless a building permit is issued and construction has <br />commenced and is diligently pursued toward completion or an extension <br />has been approved by the City. <br /> <br /> <br />
