16. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />20. <br /> <br />21. <br /> <br />22. <br /> <br />Unless otherwise waived by the Pleasanton Unified School District. the <br />project developer shall pay the required commercial development school <br />impact fee as prescribed by state laxx and as adopted by the Pleasamon <br />Unified School District prior to issuance ora building permit. <br /> <br />Prior to issuance of a buildlng permlt, the prqlect developer shall pay the <br />applicable Zone 7 and City connection fees and water meter cost for any <br />water meters, including irrigation meters. Additionally. the project <br />developer shall pay any applicable City and Dublin San Ramon Services <br />District (DSRSD) sewer permit fee. <br /> <br />The project developer acknowledges that the City of Pleasanton does not <br />~arantee the availability of sufficient sewer capacity to serve this <br />development by the approval of this case, and that the project developer <br />agrees and ac ~knowledges that building permit approval may be withheld if <br />sewer capacity is found by the City not to be available. <br /> <br />This approval does not guarantee the availability of sufficient water to serve <br />the project. The City shall withhold building permits for the project if at <br />the time building permits are applied for, mandatory xvater rationing is in <br />effect, unless the City has adopted a water offset program and unless the <br />project developer is participating in the program: Notwithstanding the <br />project developer's participation in such a program, the City may withhold <br />building permits if the City determines that sufficient water is not available <br />at the time of application of building permits. <br /> <br />The building permit plan check materials will be accepted for submittal <br />after introduction of an ordinance by the City Council approving the <br />proposed project and before the effective date of the ordinance if the project <br />developer submits a signed statement acknowledging that the plan check <br />fees may be forfeited in the event that the approval is overturned. In no <br />case will a building permit be issued until the effective date of the <br />ordinance approving the project. <br /> <br />Final inspection by the Planning Department is required prior to occupancy. <br /> <br />The project developer shrill submit a waste generation disposal and <br />diversion plan to the Building Department prior to issuance of building or <br />demolition permits. The plan shall include the estimated composition and <br />quantities of waste to be generated and how the project developer shall <br />recycle at least fifty percent (50%) of the job site construction and <br />demolition waste. Proof of compliance shall be provided to the Director of <br />Building Inspection prior to the issuance ora final building permit. During <br /> <br /> <br />
