sufficient sewer capacity to serve this development <br /> by the approval of this case and that the developer <br /> agrees and acknowledges that building permit <br /> approval may be withheld if sewer capacity is found <br /> by the City not to be available. <br /> <br /> 10. That all buildings and/or structures must comply <br /> with all codes and ordinances in effect at the time <br /> required permits are issued by the Building <br /> Department. <br /> <br /> 11. That the development shall meet all requirements of <br /> the Pleasanton Fire Code. <br /> <br /> 12. That the site shall be kept free of fire hazards <br /> from the start of construction to final inspection <br /> and that the Fire Department emergency number shall <br /> be provided adjacent to all telephones on the site. <br /> <br /> 13. That the developer shall pay any and all fees that <br /> the property may be subject. <br /> <br /> 14. That the developer be aware that growth management <br /> approval must be granted prior to submittal of a <br /> tentative map on the subject property. <br /> <br />15. That no improvement activities, including but not <br /> limited to grading, construction, tree removal or <br /> site preparation shall be initiated until all <br /> proper permits are obtained. <br /> <br />16. That except as modified by this development plan, <br /> the use and site standards for the subject property <br /> shall be those of the R-1-20,000 District. <br /> <br />17. That the applicant shall comply with all applicable <br /> requirements of City Ordinance No. 1152 <br /> (Preservation of Trees on. Private Property) <br /> including submittal of a tree survey of the subject <br /> site. This survey shall be submitted to the City <br /> for review and approval prior to submittal of a <br /> tentative map. <br /> <br />18. That vehicle access to and from all lots including <br /> Lots 4 and 5 be from the private access drive shown <br /> as Puri Court and that the Foothill Road frontage <br /> be shown as "non-access" on the subsequent <br /> tentative and final maps. <br /> <br /> <br />
