Mitigated/ <br />Resolved <br />Applicant Compromise / Resolution / Rebuttal <br />Resolution: David, Stephanie, Hans, and Roxana's homes are <br />to the south of the proposed addition. There is no shadow that is <br />ever cast upon their property from the applicants property. <br />Resolution: With respect to the zoning regulations there is <br />nothing unique about the proposed addition. There are NO <br />variances requested and the proposed addition meets or <br />exceeds all zoning regulations. Lot size, not lot shape, plays a <br />key role in determining if a unique situation exists, with respect t <br />the zoning regulations. In addition there are four other propertie- <br />in the Val Vista development that have two story homes located <br />in the same area, at the end of the cul -de -sac. By definition this <br />means that this is not a unique situation. <br />Resolution: This is simply not true. The proposed addition will <br />not be the largest two story home or the largest single story hom: <br />in the entire Val Vista community. In fact the largest home in th= <br />entire Val Vista neighborhood will continue to be David and <br />Stephanie Persin's home (the appellants). The proposed <br />addition will also not be the largest Floor Area Ratio in Val Vista <br />In addition the proposed square footage of the applicants home <br />will be in the range of homes in Val Vista and even in the home <br />in a 100 Square foot radius. <br />Mitigation: The proposed home would be situated more than <br />60ft away from the appellants rear patio and pool and has been <br />designed with a roof with minimal slope, to reduce the size.
