Mitigated/ <br />Resolved <br />Applicant Compromise / Resolution / Rebuttal <br />The proposed second floor has been designed so that it is close <br />to the front of the home (further away from the rear neighbors). <br />The only bedroom window that will face the Persin's backyard is <br />more than 40 ft distance from the property line and more than 60 <br />ft distance from the backyard patio and pool. Wth these <br />distances the line of site is limited into their backyard. Mitigation <br />To lessen the impact of reduced privacy the applicant have <br />agreed to reduce the size of the bedroom window, reduce the <br />size of the two bathroom windows, raise both bathroom windows <br />above view, and to plant landscaping to maintain each parties <br />privacy. In addition the applicant's will continue to respect both <br />audio and visual privacy, as they have for twelve years. The <br />annlicant's are very aware of Pleasanton's Community of <br />Resolution: David and Stephanie's home as well as Hans and <br />Roxana's home is to the south of the proposed addition. There is <br />no sunlight that is blocked any time of the year. <br />This term "view" has been loosely used throughout the process. <br />To be clear. there is no "view" of mountains, hills, or oceans. Th: <br />view that is currently seen is of neighborhood tree tops, homes, <br />and sky. Resolution: To resolve this issue the proposed roof <br />has been designed with minimal slope to reduce the overall <br />height and appearance of bulk and mass, and the roof is side <br />gabled making the massing reduced toward the rear. <br />Whenever a neighborhood sees a homeowner that re- invests/ <br />upgrades their home, and does so with a well designed home, a: <br />with this proposed addition, then the surrounding neighborhood <br />property values increase, not decrease. Resolution: The <br />resolution is to build this well designed proposed addition to ' <br />assist in increasing the neighborhood's property value. <br />Resolution: There are currently 15 two story homes in the Val <br />Vista community, with the last one finishing construction in June <br />2010. No restrictions against a two story home exists for the <br />subject property or surrounding properties. In fact the <br />Declaration of Restrictions (CC &R's) for tract 2953 (Homer and <br />Robin Ct.), written in 1969, affirms that this neighborhood was <br />developed to support one and two story homes.
