Resolution No. PC-2002-77 <br />Page 5 <br />EXHIBIT B <br />CONDITIONS OF APPROVAL <br />Tract 7407, Heinz Property <br />December 11, 2002 <br />1. Tract 7407 shall be as shown on the vesting tentative subdivision plans - <br />Tract 7407 -dated November 22, 2002, and related exhibits, except as modified <br />by the following conditions. <br />2. All conditions of PUD-14 shall remain in full force and effect; final approval of <br />all utility systems, grading, streets, and other project improvements shall be <br />subject to final review and approval by the City Engineer. <br />3. The final design of the grassy Swale on Lot 18 (vineyard estate lot) behind Lots 1 <br />through 6 shall be submitted for the review and approval by the Planning Director <br />prior to the recordation of the final map. The necessary easements shall be <br />granted for Lots 1 through 6 to drain their stormwater into this Swale. <br />Maintenance of the swale shall be the responsibility of the vineyard estate lot <br />owner. <br />4. The following changes to the "Alternate Offsite Utility Plan" shall be made <br />(a) The sanitary sewer main in "B" street shall be extended northerly to the <br />northern right -of--way line of old Vineyard Avenue. <br />(b) The proposed water main in old Vineyard Avenue shall be enlarged to 12 in. <br />in diameter. The developer may enter into a reimbursement agreement with <br />the City for this increased pipe sizing, if not required to serve this <br />development. The applicant shall receive credit against specific plan fees <br />for the installation of this water main less any reimbursement from the City <br />for oversizing the water main. <br />(c) The proposed storm drain line in old Vineyard Avenue shall not be <br />connected to the existing 48 in. outfall. Rather, the proposed line shall be <br />extended to the piped storm drain system in new Vineyard Avenue and the <br />developer responsible for the cost of oversizing the new Vineyard Avenue <br />line if necessary. <br />(d) A 6-in. sanitary sewer lateral shall be provided to Fire Station No. 5. The <br />developer may receive credit against their specific plan fees for the <br />installation of this sewer lateral. <br />5. If the project's utilities are installed per the "Alternative Offsite Utility Plan", the <br />following shall apply: <br />(a) The developer shall be responsible for extending the proposed water main in <br />old Vineyard Avenue across the project's street frontage to the northwestern <br />edge of the site.
