The plan conforms to the purposes of the PUD District: <br />The subject site is an in-fill development surrounding by existing homes on three <br />sides. The proposed PUD plan sets forth the parameters for the future <br />construction on Parcel 2 in such a manner that would preserve the historic design <br />of the existing home on that parcel. In addition, the PUD development plan also <br />takes into account the future development of Parcel 1. These unique <br />circumstances lend themselves to the need for the PUD district. <br />WHEREAS, the Planning Commission determined that the development is well planned and <br />would not create any adverse impacts to the surrounding community. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Approves Case PUD-19, the application of Colma Drayage, Inc. for PUD <br />development plan approval to subdivide an existing 1.8+ acre lot into two lots (a <br />1.6+ acre lot and a 10,602-square-foot lot, each with an existing home) located at <br />1027 Rose Avenue and 1015 Rose Avenue, subject to the conditions shown in <br />Exhibit "B," attached hereto and made part of this case by reference. <br />Section 2.
